Relax and indulge in the comfort and warmth of days gone by, while enjoying all the modern amenities. With classic charm and abundant character, you'll wish you'd stayed longer! The space **Featuring a large living room, dining room, library with an executive desk, fully stocked kitchen with a double wall oven and ceramic cook top, eat-in sun porch (weather permitting), four uniquely themed bedrooms and a bath and a half, Birch House has everything you need, and more, so you'll feel right at home in our home. **Towels, linens, basic toiletries and a selection of coffees and teas are provided, as well as some snacks and breakfast items. The home has a Keurig coffee maker, a drip coffee maker and a stovetop tea kettle. The kitchen is fully stocked. Just add ingredients and you'll have all you need for preparing delicious, home cooked meals to enjoy together! **Four bedrooms and a full bathroom are located on the second floor. The kitchen, sun porch, dining room, library, living room, half bath and laundry area are located on the first floor. **Sleeping arrangements** Accommodations are as follows: *The first bedroom, the Hemingway Room, features a queen bed, allowing it to sleep 2 guests. *The second bedroom, The Bronte Room, features a double bed, allowing it to sleep 2 guests. *The third bedroom, the Twain Room, features a queen bed and a single bed, allowing it to sleep 3 guests. *The fourth bedroom, The Tolstoy Room, features a double bed, allowing it to sleep 2 guests. *There is a pack-n-play available for infants. If you would like the pack-n-play set up in advance we'd be glad to do so; simply notify the host upon booking. **If your guest total exceeds 9 when including a child or two, please message the host and inquire about special arrangements. We ask that guests do not sleep on the sofa in the living room. *A pet crate and pet beds are provided for the comfort of furry family members staying at Birch House. ****For larger groups booking the home, please acknowledge the house has one and a half baths. The full bathroom contains the only tub and shower combo in this charming, older home, despite the ample sleeping arrangements and availability of plenty of hot water. The home sits on four beautiful acres comprised of mature trees, lush fields that are perfect for enjoying nature and walking the dog, as well as an abundant yard for children to play and explore the outdoors. **The deck is perfectly situated for taking in the beautiful view of the lovely fields and rolling hills in the distance, while enjoying a morning cup of coffee or an evening cocktail. Lucky guests may spot deer or turkeys grazing in the fields at the edge of the yard and the fireflies make a beautiful showing on late summer nights. A grill and firepit are available. The home has a lovely yard, complete with a small orchard and expansive fields. If you are staying in the late summer/early fall, feel free to help yourself to a pear or an apple from the trees! (The trees are not sprayed.) It is the perfect setting for the whole family to enjoy being outside spending quality time together. We do recommend dogs are leashed and children are supervised. Although the home is not close to the road, the road itself is well traveled. As our guest you'll enjoy this one of a kind, up to date home with nostalgic vibes. The home embodies an individual character that can only be acquired from over 260 years of hosting countless generations within her walls. The original part of the house dates back to 1760 and still boasts sections of logs and chinking. The brick section of the house was added in the mid-1800's. Steeped in history, but with all the modern conveniences, Birch House is a distinctive getaway for all who enter. This truly exquisite place has a style all her own and it's evident from the moment you step inside. Unique decor and unusual touches make it not just a place to stay, but a place to explore. If you're looking for a home that is quaint and inviting but at the same time interesting and not the "cookie cutter" place to stay, look no further than Birch House. Distinguished, yet classic and warm; the home presents elegance along with a rustic, cozy comfort. There is plenty of room for larger groups to spread out, but with many nooks perfect for private relaxation. With a welcoming feel only a classic home can provide, Birch House is truly remarkable. As previously mentioned, Birch House is an older home. If you are in search of a sleek, expensive, new construction house, this isn't it. If you are someone who appreciates the charisma, nostalgia and ample character an older home provides, you'll positively adore Birch House. The home is heated with oil hot water baseboards, as well as a ductless split wall unit in the living room. The fireplaces within the home are nonoperational. In the summer months it is cooled with window A/C units as well as ductless split units, which keep it adequately cool. The home is amply equipped to provide guests with everything needed for a comfortable, relaxing stay no matter what time of year they visit. Even rainy days are enjoyable in this cozy, classic Americana home. Guest access Guests will need their own car to get around the area. The driveway can easily accommodate multiple vehicles so guests will enjoy plenty of free parking on site. We ask that guests do not access the basement, attic or the garage on the property for any reason. We also ask that guests respect any locked doors, locked closets or locked cabinets within the home. All contain personal belongings and, therefore, we kindly ask they remain off limits. Other things to note A Note on Cleaning Fees: I support Airbnb’s introduction of the Living Wage pledge through my commitment to fairly compensate whomever cleans my home. The importance of a competent cleaner is paramount in order to accommodate discerning guests looking for a comfortable stay during their travels away from their own homes. I could not make Birch House available for your relaxation and enjoyment without Anita, who gives her time, talent and support in order to make it a truly lovely place to stay. She goes above and beyond to ensure each guest will arrive to a pleasant, clean home and I ask that my guests please be respectful of her efforts by leaving the home reasonably tidy upon departure and by following the simple check-out instructions, both of which make her innumerable tasks just a tad more manageable. Our shared goal is to provide each and every guest with a truly homey experience, unlike that of a hotel, and we appreciate the cooperation of the thoughtful, considerate guests we serve. A note on early check-in/late check-out requests: All early check-ins (if available) or late check-outs (if available) must be pre-approved by the host, and are subject to an additional charge of $15 per hour. The host's ability to honor requests for early check-in and/or late check-out is dependent on a number of factors and guests' requests for special accommodations may not always be possible. Understanding in this matter is greatly appreciated. Please see additional information on early check-in/late check-out under "house rules". DISCLOSURE OF CHECK-OUT INSTRUCTIONS As a guest checking out of Birch House, you will be asked to please do the following: Leave all beds that have been slept in unmade. Place all soiled towels in the hamper. Load dishwasher, add soap and turn it on to begin its cycle as you depart. Dispose of perishable food items and place trash in the receptacle in the driveway near the garage. Guests ignoring these requests or leaving behind exorbitant messes could incur an additional fee. For guests traveling with pets: No additional pet fee. Please notify the host of the type and number of pets that will be staying with you at the home. The yard has no fenced in areas so leashes are recommended. We ask that guests clean up after their pets and dispose of their "deposits" in the receptacles provided. Although we love hosting pets, we ask that guests please be respectful of the extra cleaning time and effort it takes to remove excess pet hair, especially from furniture and linens. Pets are not permitted on the furniture or on beds. We ask that guests do their best to keep excess pet hair to a minimum and keep pets off of furniture and beds. Guests not adhering to this policy may incur an additional fee of up to $100 to cover the extra cleaning time devoted solely to pet hair removal. For guests traveling with children: If you are traveling with children please take note that the home is not child proofed and there are potential safety issues for which the host will not be liable and asks that guests please acknowledge: window blinds with cords, no electrical outlet plugs, no locks on cupboards, etc., the stairs leading to the second floor of this older home are somewhat steep. Child gates are provided. The home has many decorations and doodads, many of them glass, situated at the perfect level for curious little hands to explore. We kindly ask that parents be extra vigilant that these items do not get broken and potentially cause an injury to little ones. Same goes for happy dog tails. We understand that accidents do happen and ask that you please report any damage to the host prior to check out. Seasonally, guests may encounter insects such as Asian ladybugs, box elder bugs or stink bugs inside the home as they try to find a warm place to overwinter. All are harmless but can be a nuisance. Although we do our best to deter these nuisances, there is only so much that can be done to eliminate them from gaining access entirely.
