This cottage is sweet, spacious, private, and in an incredible location. It is in a large, very safe, gated historic property with lovely gardens and a central lawn, ideally located in sunny Central Marin just 20 minutes from the Golden Gate Bridge and 45 min from wine country. The space This cottage is lovely, quiet and very spacious at 800 SF. It is nestled in a 2-acre gated family compound filled with gardens, woodlands and redwood groves - a magical oasis! It is in a prime location, central to everything - the perfect base for exploring the Bay Area. San Francisco is 30 min to the south, wine country is 45 min to the north, and all of beautiful Marin surrounds you. It is easy walking distance to brunch, dinner or deli in sweet downtown Kentfield. The cottage is pretty, simple and serene. The living room has been recently redone, and the dining area seats 4. The large flatscreen TV comes with Roku. Off the living room is a large redwood deck looking over woodlands, very private and lovely. You'll see deer on the lawn and hummingbirds off the deck almost every day. A new heating and AC system ensure your year-round comfort. Wi-Fi speed is lightning-fast, 782 Mbps, capable of handling multiple high-bandwidth activities like streaming HD videos on multiple devices, online gaming, and large file downloads simultaneously. This speed is considered more than enough for most households and even small businesses. The kitchen and bathroom are older and due for renovating (thus the reno in April) but are functional and clean. The kitchen is fully equipped for cooking with all the basics. The bathroom has a small shower (no bath), and there is a laundry room with full-size washer/dryer. Overall the place is comfortable and homey, with some aspects that are updated and others that are not, and in an incredible location. All of this is reflected in the price, which is quite low for the size of the unit, the beautiful garden-filled property, and the outstanding location. All of the elements that need upgrading will be taken care of in April, during the renovation. The bedroom boasts a beautiful queen-sized solid acacia bed with premium Sealy Posturepedic mattress. It has large windows and lovely light, with blinds. There is a comfortable queen sleeper sofa in the living room, the fold-out kind with memory foam mattress and no bars or springs. Linens and pillows are good quality throughout. We take sleep quality seriously here! The owners live on the property, in the main house, and are usually available to help with anything you need. Guest access The cottage, the deck, the parking space and the path between. Guests may occasionally use the common lawn. Other things to note Pet Policy: we love dogs and they are very welcome at this pet-friendly property! Here are the rules: - Nonrefundable pet fee of $50/pet. - 1 well-behaved dog weighing 50 lb or less and no younger than 1 year allowed. No excessive barking, chewing, scratching. - IMPORTANT: Dirty dogs must be cleaned before re-entering the cottage. If the dog’s paws are muddy, please wash and dry them at the provided “dog paw washing station” next to the cottage (towels are in the grey box). If they are overall dirty (ie they’ve been to the beach etc.), please get them a bath at Woodland Pets in Greenbrae. - Dog may not be left alone in the cottage if it has any behavior issues like chewing, excessive barking, etc. - Even if it doesn’t, please don’t leave your dog alone in the unit for more than 4 hours. Dogsitting easily available through Rover. - Dog must be cleaned up after scrupulously, bagged waste put in the grey bin by the gate. - Dog must be current on all flea and tick treatments. ROSIE: The property comes with an adorable resident mini-bernadoodle named Rosie. We allow her to occasionally roam our fenced property and play on the lawn. She is entirely friendly and loves people and other dogs! She can be a little shy at first, so best to let her approach you. She fancies herself a guard dog so she may bark at new people (sorry!) but don't worry, she’s harmless and warms up quickly. She is very sweet so feel free to say hello if you'd like! Note: Parents please advise your children to stay calm when interacting with Rosie. She’s young and can get jumpy with energetic play. If your kids want to run around on the lawn and Rosie is there, contact us and we’ll bring her inside. We both work at home so it’s no problem. Smoking: There is no smoking anywhere on this property, or even on the private road just outside the property, which bothers the neighbors. Please don’t book this property if you smoke.
