Solo travelers, couples, or two adults will love our homey (NOT chic, sleek, spare), lower-level private suite set in the four season Massanutten Resort in lovely Shenandoah Valley. We are 3-8 mins to fun seasonal activities (WaterPark, trail rides, slopes, golf, go-karts, etc.); 15 mins to Shenandoah Nat'l Park's Swift Run Gap entry; 18-20 mins to JMU; 5-60+ mins to restaurants, wineries, antiquing, breweries, caves, hiking, biking, history sites, river sports, Amish markets, country drives+++! The space Your booking is great if you are a SOLO traveler or a COUPLE or couple of friends/family -- ONE TO TWO adult guests are welcome, or ONE ADULT with ONE KID aged 8-17+, for no more than TWO total guests (babes-in-arms are the exception; crawlers and toddlers will not be safe in our space). More than TWO ADULTS ARE NOT POSSIBLE DUE TO OUR HOA covenants' required compliance for single-family homes hosting short-term rental guests. Your comfortable bright suite (a window in every room, and plenty of electric lighting) is on the lower level of our home, with its own private entry door, self-check-in combo lock for your autonomous comings and goings. Floor-to-ceiling height is 7.5 feet. You have a deck overlooking a spring-into-fall forest; in winter, you will see a bit of the Massanutten mountain range to the north and the Blue Ridge to the east. Year-round, you are welcome to use the stone patio/woodburning firepit adjacent to your deck (when there is not an official local fire ban due to dry conditions which you will check). You will hear us above (we have some squeaky floors, unfortunately!), and we may hear you below (so no arguments on either of our levels, okay?! (And, please be aware that *we* may be wanting to sleep while you are wide awake and excited watching the late-night, overtime big game 😉). The older we get, the more unconscious noises we make -- so you will find disposable foam ear plugs in your suite bathroom, if needed in any case. 😀 Your private suite has one Queen bedroom and a full bath, and a living room with a Queen Murphy (cabinet) bed. Yes, all linens are provided in your suite (100% cotton sheets 680-thread count, blankets, bath towels, hand towels, washcloths, dish towels). KITCHEN: You also have a petite full kitchen with counter-top dishwasher, full 'fridge, small oven with stove-top range, and a combo washer/dryer (with pod detergent). There's a Keurig with a WIDE variety of coffee, tea, cocoa, and set-ups station (at least 100 choices!). We provide most basic necessities, such as napkins, paper towels, trashbags dish soap, sponge, oil, salt & pepper, and cleaning supplies. There's a large Brita water filter in your 'fridge. NOTE: We are NOT providing maid service: Clean up your own messes after each meal, please. Do NOT leave us a sink full of your dirty dishes. SUITE TEMPERATURE: We want you to be comfortable! But, you do not have a thermostat in your basement suite, and since heat rises, the basement can be cool, 66-68 degrees year-round regardless of what is happening upstairs (or outside). We are able to monitor the suite temperature and are able to adjust the HVAC remotely -- but speak up if you need us to adjust: CALL Missy if you need a fast burst of fan heating or cooling!). Our HVAC does "make noise" indicating the fan is blowing warm or cool air, and while we do not notice it at all (neither have our other 1,000+ guests mentioned it), we have had one European couple tell us that it disturbed their first night's sleep. To support your temperature comfort: - close or open the wall/ceiling registers (they are all up high); - there are extra blankets (just look for them in trunks and drawers); - the bedroom has an electric mattress pad on it with a control on each side of the bed. There's an electric blanket in the bathroom closet on the upper shelf. There's a tiny radiant "fireplace" with a remote that is a great heat generator when you turn on its fan (or no fan for ambiance only); instructions are in the drawer underneath it. - in your living room fireplace, there is an LED electric "fire" with separate heater and fan controls that may need to be turned ON by switch (front, top-right), then you can use the remote kept in the brown leather "faux book box" with the other remotes; fireplace remote instructions are there, too); it can generate very efficient heat -- or just ambiance. NO live fires permitted; the damper is CLOSED! - There is a small space heater (blue) in the bathroom closet, up high on the shelf. - IF you need additional air circulation, there is a small fan on the bathroom closet top shelf, left, and a tall white tower fan in the living room, by the mirror). There are ceiling fans in both the bedroom and living room, but the living room ceiling fan will only work while the lights are on (sorry, an unfortunate, unchecked electric decision during the renovation!). -Open the windows if you like (year-round humidity may swoop in). Please be sure to close them before departing. Guest access - Airbnb general rules and etiquette are that only registered guests enter/visit a private property -- unless pre-approved by the host. No parties, please. -You may park up to two vehicles on our gravel lot but vehicles must belong to whomever is "registered" as part of your stay with us (guests staying elsewhere must park.... elsewhere). - Thank you for not coming on to our upper side and back decks, unless invited. - Unless there is a local fire ban, you are welcome to use the stone patio/fire pit at the bottom of the deck stairs. IF we build a fire first (before you do), please join us, if you would like! IF you build a fire first, we will not join you... unless invited. - You are welcome to pick and use any of the herbs in our seasonal hanging/pot garden located around the stone patio/firepit. - We thank you for not climbing the interior staircase that separates our levels. Other things to note FEES/GUEST LIMITS: -You are paying $20 each per night for every guest after ONE. -PARKING: If you are uncomfortable using our driveway for parking, you may park on the gravel space on the cul-de-sac "above" our home, but all four wheels must be off the pavement and on the gravel! NEW! To help mitigate our old folks' noises from above you we have placed a "white noise" machine in the bedroom; and there are earplugs in the bathroom. IMPORTANT -Our Massanutten Property Owners Association (MPOA) requires Short Term Rental (STR) hosts to post its STR rules in the space and on all listings. Please note the "PLEASE READ THIS" message/HOA rules hanging on the suite 'fridge door, and posted in our listing photos. Thank you! -You will lose common area space when the Murphy Bed is open for use (and there is no privacy door on the common area), and when the twin sleeper in the bedroom is open you will be unable to use the door directly into the adjoining bathroom (so you will then enter the bathroom via the bedroom door into the kitchen). -Please note that exterior decks have open railings (to code, 18" or less high); there is no safe exterior play space. BLOCKED NIGHTS: -Sunday check-in is NOT *usually* available, so I have blocked most Sunday nights and a few others. If you are hoping for a Sunday check-in or date/s that appear blocked, message Missy and we will confirm or open the block based on our current information and needs. AIRBNB IS COLLECTING VIRGINIA SALES TAX: As of 1 July 2019, for each listing reservation, noted within your booking details. ROCKINGHAM COUNTY 5% OCCUPANCY TAX: As of 1 January 2019, our county now requires the quarterly payment of a short-term (30 days or less) rental occupancy tax. Airbnb does now collect this 5% tax on behalf of its hosts. FYI, this is the same fee you find at any short-term hotel, motel, or camping accommodation. RESORT: Be sure to contact the Massanutten Resort directly, or download the Resort app, to check facilities, events, programs and activities details, times, reservations, and open status (e.g. the Waterpark has very seasonal days and opening times, and discount offers). w w w dot MassResort dot com ADA SERVICE ANIMALS - Airbnb requires hosts to accommodate service animals according to local law. Virginia ADA law does *not* require private homes occupied full-time and used in a small business (as is ours) to accommodate ADA service animals. Emotional support animals are not recognized by Virginia ADA law, thus fall under our No Pets rule. NO SMOKING INSIDE. But you rare smokers may smoke on your deck only and not at the firepit. 😉 NO BUTTS OR ASHES TO BE LEFT OUTSIDE OR INSIDE (including the trash): So, bring your own ash tray and leave butts and ashes in your own vehicle. Sorry, but...the butts and ashes leave an odor behind.
