Our homes are from the 1920's, we keep them alive and for the souls who love old homes. 45 minutes to the ski destinations ocean, lakes region, and hiking. Lake Kayak Swimming area Patio and fire pit Laundry room in basement Horse shoes Charcoal Grill Other things to note This is a wonderful retreat in the middle of nowhere but is everywhere. 40 minutes to seaport Boston!!! 45 minutes to the coast of NH 50 minutes to lake regions and mountains. 35 minutes from two primary airports. Or grab a chair and swim and enjoy our beach. Plenty of hiking, plenty of beaches, plenty of freedom. Amusement park within 10 minutes. A major mall within 10 minutes too. The speed limit is 10 MPH in the neighborhood Make sure pellet stove is full. First knob closer to front needs to be a quarter turn up. ( check the check in instructions) Kitchen light switch is above kitchen stairs. Outside spot light is by the kitchen sink on right. We have Tiki torches but you must bring your own fuel. Save cardboard for fire pit to start your fire. Leave windows and doors shut. There will be fireworks, parties, and so on during the summer months No pets allowed($350 cleaning charge) No smoking inside ($350 cleaning charge) No large parties No more than 4 people can stay the night. **We no longer offer early check-in requests and late check out requests so don’t ask** **check-in is 3pm check out is 10am** Please do not move any furniture. All furniture is to stay inside the property. Couches, beds, kitchen table and chairs. We have bathroom, kitchen, one bedroom, sunroom (bedroom #2), living room. No dining room. Additional guests(after 4) are $150/day even if for 5 minutes. Full stop. Don’t ask. No guests (after 4) spending the night EVER. We do not want more than four guests at any time unless it’s approved by us. It deters partying and guests sometimes, most of the time, don’t respect our home. No tents Fire pit; please buy your own wood or bring your own. We don’t offer any wood anymore due to theft and non payment. Appropriate behavior at the beach & camp. No drinking, food, & parties on the beach. (Keep food and drink at tables right by the beach.) Parking for 3 cars The driveway is behind the house No parking at neighbors Electric cars are $15 per a week. In the colder months, leave faucets and shower on a drip when it’s below 20*s Use electric heaters and pellet stove. Exterior property has a camera Do not use wood stove in basement. Washer and dryer are in basement. We no longer do woods sales because of theft and non payment. $350 cleaning charge if the cottage smells like cigarettes. $25 charge if we pick up your cigarettes after you use them. $25 charge if you use the grill and don’t clean it. $350 cleaning charge if guests sneak in a pet breaking our rules to begin with. We live near a lake, there will be bugs, mosquitoes, flies, spiders, squirrels, turkeys, chipmunks, rodents, birds, ticks, beavers, owls, bald eagles, crows, blue herons, deer, snakes, fish and turtles. There will be smells as well by the lake. This is apart of nature. We don’t issue refund or partial refunds based on power outages, internet, or because of storms. We reserve the right to have a copy of your drivers license for our insurance. We reserve the right to Take a deposit. We reserve the right for you to sign a rental contract agreeing to the terms of our rentals. This is typically for longer stays! Please make sure you buy travel insurance, we are two cottages, not a hotel with over 100 rooms. If you cancel within 14/30 days, there may or will be penalties. If you cancel the day of check-in, we will try our best to rebook them and refund any days that are rebooked at the new price. We are not accountable for any traveler issues, buy travel insurance!! Our homes are 100 years old on stilts and dirt. The dirt will smell but not unpleasant or bad, it smells like an old house should! WAIVER & RELEASE of LIABILITY: The owners urge all guests to use the Little Pond Big Fish, Craftsman Cottage, DiamondHomeCollection features, facilities and its grounds in the safest manner. Use of all features, including but not limited to the use of stairs, grounds, lofts and appliances are done at the guests sole risk. Guests understand that they are fully responsible for use of all features and owners shall not be liable to guest for any claims related to illnesses, demands, injuries, damages, or actions arising out of or in connection with the misuse of facilities, natural events/disasters or general accidents on facility grounds. Guests choosing to use the firepit agree to do so safely and in accordance with house rules. Guests understand owners are not to be held responsible for damaged or lost personal property. Guest hereby holds owners harmless from any/all claims brought against them. Guest understands that by booking a reservation they are effectively agreeing to the terms of this Waiver and Release of Liability.
