Art Studio House is situated at the end of a 1.5 mile private road and surrounded by an 150 acre private scenic mountaintop preserve with bucolic views of the Taconic-Berkshires and sunset views of the Catskills. The property is designed as a secluded art/creative studio live-work space with expansive minimal spaces and a large light-filled garage-studio. Art Studio House is net positive and powered by rooftop solar. The space The 2700 sqft Art Studio House is designed in the manner of a live-work loft space. Guests enter through a large mudroom on the ground floor. The ground floor has access to the heated and air conditioned 3-car garage which is used as indoor/outdoor studio work space. The garage includes a Tesla charger, utility stainless steel sink and a refrigerator-freezer. The downstairs bedroom has a Full Size Swedish horsehair bed, en suite bathroom with shower, walk-in closet and a table that can be used as a workspace. The upstairs master bedroom is part of a loft floor plan and is open to the main living space. This space has a "European" King Size (two single beds pushed together), en suite combined shower-bath, closet and book shelves. Additional short-term sleeping arrangements or alternative bed arrangements in rooms are available upon request. Up to six people can share the Studio House if arrangements are made in advance. The main living space includes a 4-seat dining table with extra stool seating and a large industrial kitchen with center island. The kitchen has a column refrigerator and a separate "storage" refrigerator-freezer is in the garage studio space. A mohair sofa and small chairs compose the minimal living room seating area. A Bang and Olufsen Beosound Edge, independent artist books and an Apple iMac desktop monitor are found in a media corner of the open loft space. The living room has access to (2) attic/storage lofts which should not be accessed by guests. Outside, on the southern side of house, there is a large driveway space that is used as a patio garden with firepit and picnic table. On the north side of house, there is an outdoor mudroom shower (summer only) and a garden with charcoal BBQ. A short distance from the house is one mountaintop view point, part of a southern-oriented bucolic viewshed of rolling rural hills, meadows and wetlands. In the foreground, restored fields flank the long private drive through the Preserve. Here there is woodland seating and a hammock. From here, old logging trails provide access to the remaining 150 acre Preserve. A quarter-mile moss path brings you to another mountaintop viewpoint with spectacular sunset views over the Catskills. The private Preserve road to house is almost 1.5 miles long. Although roads are plowed and maintained guests are required to have 4x4 capable vehicles in winter. Other things to note Studio House Rules - No children. However, we are willing to assess families on a case-by-case basis. Loft/attic access and a second floor living space only accessible by stairs creates a potentially unsafe environment for children with limited adult supervision. - No Pets. However, we are willing to assess dog stay on a case-by-case basis. Please disclose your dog(s) in your initial request. It is important to note that our two dogs access the Preserve off-leash daily. There are many potentially dangerous wildlife encounters your dog could experience in the Preserve. No dogs are to be left outside in the dark. Incessant barking or noise is not tolerated. - Quiet. This is a natural place of serenity and quiet. Please be respectful and do not create loud noise outside. - 15 MPH. A 15 mph speed limit is imposed on all dirt roads leading to the Art Studio House. Additional caution should be taken when animals and people are on or near the road. - No shoes inside. Shoe trays are provided at the door. Please bring non-slip indoor shoes or we can arrange a pair in your size. - Clean dishes and remove food waste. Please make sure food and food waste is not left out overnight and properly disposed of. Do not leave dirty dishes in sink. - No hands on walls and doors. No food or drink in living area and bedrooms. We want to keep this space immaculately clean and we expect commonsense cleanliness and care from our guests. - A Cleaning Service comes on Mondays from 11-2:00p. Every Monday there is a sheet and towel laundry service with tentative 8:00a collection time and intermittent service access to laundry room in garage throughout the day. - No access to attic/lofts and ladders in space. - No events. However, certain events can be approved and planned in advance and are coordinated by an event company. - No photoshoots. Photoshoots and films may be contracted separately. Otherwise, use of space and property for commercial or private content creation and promotion is not allowed. - Visiting guests. Visiting guests must be explicitly announced at least 24 hours in advance. Car descriptions are required to ensure privacy to our guests and rural neighbors generally.
