Whether you are relaxing on the decks and taking in the beauty of the Blue Ridge while enjoying a bottle of wine from the neighboring vineyard (open all year), kayaking on the Shenandoah River, enjoying the fire pit and hot tub, playing pool and ping pong, or simply relaxing inside this spacious and modern home, this beautiful property will not cease to amaze. ***This home is not available for weddings, retreats, or receptions*** The space With 5,000+ sq ft and room for up to 12 guests, make this riverfront oasis the setting for your next family getaway! This home is a perfect year-round location for multiple families/friends who love to relax, yet take advantage of all that the Shenandoah Valley has to offer. Nestled at the base of the Blue Ridge Mountains on the North Fork of the Shenandoah River, you'll find yourself minutes away from the Seven Bends State Park with scenic hiking trails and a natural playground. And just a three-minute walk from home is the beautiful and award-winning Muse Vineyards. Within a 30-minute drive, you’ll find many more wineries, breweries, caverns, hiking trails, Bryce Ski Resort (skiing, mountain biking, golf, zip lining), fly fishing, and more. You can easily entertain your group for a week-long getaway! Not only is the location ideal for group activities and exploring the area, you are given access to kayaks, canoes, and bikes to use on the home's 14-acre property and river frontage at your leisure! Spend a day on the river and then come back to the house to relax and unwind in the hot tub. The property is a mix of woods for exploring and a massive grassy field for a full-sized football or soccer game. Private access to the Shenandoah River is just a 3-minute walk down the hill. The river is great for kayaking/canoeing/tubing or just wading, and there are some deeper areas for swimming up and down the river. Due to county regulations, we are limiting the rental to 12 people even though there are more beds and bedrooms. THE HOME On the main level, you will enjoy views from the wall of windows while cooking or hanging out in the open-concept kitchen/living area. On cold nights, you can warm up and enjoy a fire in the two-story stone fireplace. There is nothing more peaceful than looking out into a private wooded area while sitting by a fire. The kitchen has a four-person table plus three stools at the island. Just off of the kitchen is a large dining room with seating for 14. And the adjacent screened-in porch has another dining table for four, plus couch seating for five. It’s the perfect spot for your morning coffee. In addition to the living area on the main floor, there is a lower-level family room with couches, foosball, bumper pool, and a poker table! From here, you can walk out to the patio, hot tub, and portable fire pit (in addition to the fire pit down by the river!) To top it off, the original three-car garage has been converted into a 1,000 sq ft pub with a pool table, ping pong, darts, a bar, refrigerator and massive TV to catch the big game! The pub room also has three glass garage doors that can be opened to allow you to expand the party to an additional 1,000 sq ft of concrete "patio-like" space. An 8-speaker stereo system has this entire area covered! This makes for a great extra space for you and your guests to hang out in the evening and not worry about disturbing others who may want to turn in early. TV/Stereo/WiFi: - 6 Televisions with Netflix, Hulu+LiveTV, and an HD antenna - Playstation3 - DVD player and movies - Sonos Music system in all common areas, including Spotify and Pandora - Strong WiFi and fiber optic internet throughout the house BED/BATH LAYOUT This home boasts 4 bedrooms, 1 workspace/office and 3.5 bathrooms! Main Floor: Bedroom 1: King bed, plus fold-out Twin mattress. Private en-suite bathroom with soaking tub and shower. TV and work desk. Private deck overlooking the river. 1/2 bathroom in common area Second Floor: Bedroom 2: King bed, plus fold-out Twin mattress. Private en-suite bathroom with shower. TV and work desk. Bedroom 3: Twin over Full (bunk bed) and a Twin with Twin trundle underneath. Full bathroom with tub/shower shared with Bedroom 4. Work desk. Bedroom 4: Queen Bed with private balcony overlooking the river. Full bathroom with tub/shower shared with Bedroom 3. TV and work desk. Third Floor: Workspace: Work desk and a Twin daybed. Also perfect for stargazing and 360-degree mountain and river views! AMMENITIES While on the property you and your guests can enjoy 20+ activities including: - Volleyball - Glow-in-the-dark badminton - 5-10 Bikes - 5 kick scooters and skateboards - 1 Canoe and 5 Kayaks (life vests for toddlers and adults included) - Archery (Target provided; BYO bows and arrows) - Billiards - Ping Pong - Board games - Books - Karaoke machine - PS3 Game console (Uncharted Drakes Fortune , Buzz Quiz World, Fight Night 4, Grand Theft Auto 4) - Horseshoes - Frisbee golf - Basketball hoop - Small soccer goals - Football - Golf clubs and driving space - Corn hole - Bocce - Dart board (BYO darts due to insurance limitations) In addition to the above, the property is also fantastic for tubing on the river during the warm months and sledding downhill in the winter! Unfortunately, due to insurance limitations, we are unable to supply sleds and tubes for your stay. Please feel free to bring your own! Guest access Guests have access to the entire home, hot tub, and river frontage. There are two locked bedrooms in the basement and locked owners closets throughout the house. Other things to note The home has a whole house water filtration system. This system introduces air into the water as part of the filtration process and when water is initially dispensed it will look a bit white. This is due to the tiny air bubbles. These will pop and the water will be clear. To access the house you need to cross a low water concrete bridge. If there has been a ton of rain, this bridge can flood, making reaching the house a little more challenging, but adds an element of fun and adventure! The co-host lives locally and near the river, and we have stream flow alerts set for upriver gauges on the USGS site, so we will let you know if flooding could affect your stay as soon as we have information. If the bridge looks like it will flood and you will be unable to drive across to the home, you can opt to park on the other side of the river and cross the river via the pedestrian swinging bridge. This bridge is something we recommend you walk down to see, whether the river is flooded or not, as it is quite cool! The bridge is approximately a 10min walk to the house where a truck will be for guests to use to shuttle other guests and their bags to the house from the bridge. If there is concern of flooding, you can also always leave one car on the other side of the bridge (there is a small parking area) so that you can have a car on the other side to get out and about. If the river were to flood after you have arrived, please be aware that you may need to stay another day until it subsides. The home provides a lot of activities for you if you were to be flooded in (see listing of 20+ activities!) and the winery may be open as well! You will not be charged for an additional day if you cannot leave due to flooding. If you use the kayaks or canoe on property, you may only enter or exit at our property or at the car bridge you came in on. If you exit onto others' land, you will fined and asked to vacate our home.
