This comfy cabin, nestled in the pines, located along the shoreline on Lake Hawkins, is perfect for singles, couples, small families, colleagues or friends. The amazing views as well as stunning sunsets may just take your breath away! Come relax at the lakeside firepit or fish, swim or anchor your boat at the private, covered dock. Wi-Fi, Roku TV, fully stocked kitchen & more! Other things to note Rental Agreement & Property Policies Hideaway at Hawkins Hawkins, TX 75765 CHECK-IN: 3:00 PM CHECK-OUT: 11:00 AM ALL RENTERS AND THEIR GUESTS AGREE TO THE FOLLOWING: Summary ● RENTERS AGREE TO BE TRUTHFUL IN PROVIDING BOOKING INFO ● NO DRUGS OF ANY KIND ALLOWED ON THE PROPERTY ● NO HUNTING OR FIREWORKS ALLOWED ON THE PROPERTY ● NO SMOKING INDOORS/BE A RESPONSIBLE SMOKER OUTDOORS!! ● NO PARTIES OR LARGE GATHERINGS ● MINOR CHILDREN MUST BE SUPERVISED AT ALL TIMES ON THE PROPERTY ● RENTERS MUST FOLLOW ALL PET POLICIES ● RENTERS MUST FOLLOW AND COMPLETE CHECK-OUT INSTRUCTIONS ● RENTERS MUST RESPECT THE HOME/PROPERTY AT ALL TIMES ● RENTERS MAY NOT MOVE FURNITURE AND MUST LEAVE ALL ITEMS IN THE HOME IN THE SAME SPOT THEY FOUND THEM, to the best of their ability. ● RENTERS AGREE TO REPORT ANY DAMAGE TO OWNERS IMMEDIATELY Specifics AGE REQUIREMENT - Rental of this property requires a minimum of one adult at least 25 years stay at the property throughout the full rental term. MAXIMUM OCCUPANCY OVERNIGHT GUESTS - This rental provides accommodations for 4 rental guests. No more than 4 guests are to sleep in the home overnight. MAXIMUM OCCUPANCY – No weddings, parties or large gatherings are allowed without prior approval from owners. Renters may have a few guests over to visit. Max occupancy in the home at one time - 6 SMOKING/DRUG USE - No renters or their visitors shall smoke, vape or use drugs of any kind inside the home. If a renter or visitor chooses to smoke cigarettes or cigars or vape outdoors, they must extinguish butts completely (bowl provided) and dispose of butts in large trash cart under carport. Renters may be charged if this policy is breeched and will be responsible for reasonable costs for rectification of any damage caused or for appropriate cleaning, fumigation, etc. required. DO NOT LEAVE BUTTS ON THE PROPERTY’S GROUNDS. Renters who smoke understand that the heavily wooded landscape can become a tinder box during a very hot, dry summer and agree to be aware of this fact in regards to being a responsible smoker. SAFETY - Renters are fully responsible for the safety of their children and visitors, both inside and outside the home, at all times. Adults are responsible for the safety of their children and visitors in and around the lake. Never leave minor children unattended in the home, on the property or near the shoreline. Renters are responsible for ensuring any visitors comply with all rental policies. RENTERS, AND ALL GUESTS, SWIM OR BOAT AT THEIR OWN RISK! Renters specifically accept all liability for use of the dock, firepit, propane grill and any flotation devices provided by the owners. Renters understand and agree that the owners shall have no liability for any accidents, injuries or death that may result from the proper or improper use of said dock, firepit, propane grill or any flotation devices provided. *DOCK - Renters have use of covered dock during their stay (fishing, swimming, tying up boat, picnicing). Water level directly in front of dock is approximately 6 ft deep. Renters may not move or throw furniture off the dock. Flotation device provided for emergency use only. *FIRE PIT – Renters are responsible for fire pit safety. Firewood provided by owners. Renters need to bring their own fire starter. Wagon may be used to transport firewood to the pit. Any firewood not used must be brought back to the wood-stack under the carport. Wagon may not be left at the firepit and must be brought back to the wood-stack. Lighters and roasting forks for marshmallows or hotdogs are provided in the cabin. *PROPANE GRILL - Renters agree to use the grill responsibly. Do not move the grill to another location or leave the grill unattended! Renter agrees to turn off the valve on the tank when done grilling. Renter agrees to replace the grill cover when grill has cooled. Renter agrees to use the provided grill brush to clean the grates if needed. *WILDLIFE - Renters specifically accept all liability for any possible encounters (not common) with wildlife. Being a rural and heavily wooded landscape provides a natural habitat for creatures such as spiders, snakes, possums, other insects, mice, lizards, deer and others. RENTERS MAY EXPLORE THE AREA BUT ARE RESPONSIBLE FOR SAFETY FOR THEMSELVES, THEIR CHILDREN AND VISITORS! Renters understand there may possibly be poison ivy in the wooded areas of the property at certain times of year and should be cautious and aware of this. *CANDLES - Renters must be responsible when using candles inside the home or outdoors, extinguishing any candles lit before leaving the home, before going to bed, and before checking-out. Owners are not responsible for injury or death related to fire due to the proper or improper use of lighters or candles inside or outside the home. PET POLICIES - Your furry friends are part of your family and therefore welcome at Hideaway at Hawkins. One well-behaved, house-trained dog is allowed. No cats allowed. A renter may contact the owners to request a 2nd pet be allowed to stay prior to their check-in date with an understanding that their pet must be house-trained and well-behaved. > Renters are responsible for their pet’s safety at all times. > Dogs must be leashed outdoors. > Dogs ARE NOT ALLOWED on bed, sofa, chairs, in tub or in home wet. PLEASE ADHERE TO THIS!! Renter may be charged for excessive pet hair found on furniture by housekeepers during cleaning or for damage to the home, indoors or out. Housekeeping will report any damage found to owners for assessment. > Dogs MUST be crated if left inside the home alone. > Renters must collect and dispose of all shed pet hair on floors or carpets before check-out. Broom & stick vacuum provided. > Renters are responsible for cleaning up and disposing of all pet waste on the property grounds around the perimeter of the home, in the outdoor trash cart. > Renters must bring pet belongings needed for their stay including pet bed, pet bowls, pet towels for dips in the lake, crate, dog toys, pet food, etc. Owner provides pet waste bags for clean-up in the yard. > If pet has an accident in the home, renters are responsible for cleaning up after them immediately, including vomit, urine, feces, mud, etc. Carpet spray, paper towels and a scrub brush are provided. INDEMNIFICATION & HOLD HARMLESS - Renters agree to indemnify owners and owner’s agent and save owners and owner’s agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property, arising from or out of any occurrences in, upon, or about the premises, occasioned by an act or omission by owners, owner’s agent, guest or other occupants. In accordance with booking this property for rental, it is understood and agreed that owners and owner’s agent will not be liable for any damages or injury/death to guests or other occupants and their property from whatever cause arising from the occupancy of 2915 County Road 3440 Hawkins, Tx, both inside and outside the home or in or around Lake Hawkins, whether on the property or elsewhere. Renters are responsible for their pet’s safety and will not hold owners responsible for any injury to or death of their pet/s. ATTORNEY’S FEES AND COSTS – If your host/owners employs an attorney/s to enforce any conditions of the rental agreement, you the renter shall be liable to your host for reasonable attorney’s fees and costs incurred by your host. FALSIFIED BOOKINGS – If a renter books under false pretense, including, but not limited to, a falsified name, age or size of party, or number of pets, the renter may be subject to immediate eviction from the property and forfeiture of all amounts paid for rental. HOST ACCESS – If requested, renters shall allow their host access to the vacation rental property during their stay. The owner/s shall only access the property in an emergency or situation that requires owner’s presence. The owner/s shall provide prior notification to guest through phone call, text or email before entering the property. CLEANLINESS - Renters are expected to treat the rental property, both inside and out, with respect, keeping in mind that this is an individual’s home, not a hotel room. Renters are to follow and complete the CHECK-OUT list before departure. Even in cases where a cleaning fee is charged, guests are expected to leave the rental property in a clean, neat and orderly condition. Renters are not to move large furniture such as sofa, bed, desk, dining table, end tables, etc. and may not move indoor furniture outdoors or vise versa. Furniture in the home and on both decks may not be moved to the dock. Dock furniture may not be moved to the shoreline. Adirondack chairs around the firepit area must stay around the firepit area. MAINTENANCE - Being that unexpected maintenance issues can and will occasionally arise, renters agree to contact owner/s IMMEDIATELY with any unexpected maintenance issues by text or email. Owner/s will call and set up an appointment with a repairman asap. Renters understand that a repairman may need to be on the property to assess an issue. Renters should not flush feminine products, diapers, paper towels, wipes or excessive amounts of toilet paper down the toilets. There is NO kitchen DISPOSAL. Renters should not pour food particles or grease down the kitchen drain. They must be disposed of in the trash can. TRASH – Trash is collected on Mondays. Renters are responsible for taking all trash from kitchen and bathrooms to the large cart under the carport BEFORE CHECK-OUT. Renters who are staying on SUNDAY agree to take the trash cart to the street and position it facing the lake. Please do this by Sunday night for pick-up Monday. DO NOT LEAVE FULL TRASH BAGS IN THE HOME OR ON THE FRONT PORCH OR BACK DECK. DO NOT LEAVE CIGARETTE OR CIGAR BUTTS ON THE GROUND. DAMAGE – Renters agree to report any damage incurred during their stay so that an assessment can be made. Renters may be charged for any damage incurred to the property or the home’s contents by themselves, their children, their guests or their pets, or for any missing items, by charge to their credit card on file with VRBO. CANCELLATIONS, NO SHOWS, RESCHEDULING - Renters may cancel or request a cancellation of their reservation online through their traveler account with VRBO prior to their check-in date. A 100% refund is given with at least a 30 day notice. Renters may be refunded ½ with notice from 14 to 30 days. No refund is given between 14 days and the arrival date. No refund given for NO SHOWS. Renters may contact owners to reschedule reservation dates through their VRBO traveler account. NOISE - Renters and their guests must maintain a reasonable noise level at all times out of respect for neighbors. Quiet hours: 10:00pm – 8:00am Renters must conduct themselves appropriately while visiting Hideaway at Hawkins.
