This is the perfect home for families or a group of friends. It offers everything you would need for the perfect weekend or week long vacation. Every room in the house has lawn and water views. The space ***The river is still flowing! There’s plenty of water for all activities including swimming, floating, kayaking, and fishing. Water levels of the river stay pretty constant, but owner cannot make any guarantees of water levels for bookings. *** ***There are beds to sleep 8 people, if you have small children that sleep with you or in pack ‘n play, you can book for 8 guests and not count them in your reservation. I do have an air mattress available as well.*** This home offers everything one needs for a fantastic and relaxing weekend. Located in Seguin less than 20 minutes to New Braunfels, less than one hour from San Antonio and only an hour from Austin this is the perfect location for those wanting to enjoy a weekend filled with fun memories. Upon entering, guests are greeted with floor to ceiling windows which make for picturesque views as well as the lush landscaping throughout the entire back of the estate. Decorated with vibrant colors and unique pieces this amazing home offers a roomy yet cozy feel throughout. The main level has several sliding doors granting entry to the covered patio which allows entertaining both indoors and out. Upstairs provides plenty of space for couples or families with three large bedrooms. With a king-sized bed, two queen-sized beds, and two twin beds there is space to sleep 8 comfortably. Two of the bedrooms offer balcony access welcoming you to absorb the fresh air. Upstairs find a tub/ shower combo with a double vanity. A second bath downstairs offers a generous double shower and large vanity. Enjoy the inviting kitchen that offers an abundance of natural light, quartz countertops and a center island made of cypress wood. Chefs will love this fully stocked kitchen with state of art appliances and plenty of counter space. Dining with friends and family is effortless with a spacious dining area and several entertaining areas outside. Making your way through the dining room and into the living room you are greeted by a charming fireplace(No Fires Here...Ornamental only). Relax on the sectional sofa and enjoy the beautiful views or watch a movie with family and friends. Poppy's Place on Lake Placid offers top-notch amenities. Take a break from the water fun, play a game of basketball, ping pong, or corn hole in the outdoor game area. Stargazing is amazing in this outdoor space. With so much fun to be had, guests will not want to leave. Looking for an outing during your stay, visit downtown Seguin to feast your eyes on the “World's Largest Pecan". Tour the Seguin Brewing Company, Blue Lotus Winery, or Pappas Pecan House & Museum to purchase locally grown pecans. Enjoy rides at ZDT’s Amusement Park, Son’s Island is great for a day of tubing (check if it’s open), spend the day at Lake Dunlap or Lake McQueeney, or book a tee time at The Bandit Golf Club. Only minutes away is Guadalupe River State Park, Honey Creek State Natural Area, Natural Bridge Caverns, The Roundup (an outdoor music venue), enjoy wineries, shopping or dining in Gruene, New Braunfels, or San Marcus. ****Note: There are camera’s on the property. Ring Doorbell on front door, camera facing the locked owners storage in carport, camera facing the shed door (with well warning), camera on dock, and 2 cameras in the yard. All are motion activated and the camera next to the well is recording 24/7 for safety per insurance requirement. No cameras are inside or facing towards the house**** Check out requests: • Place all towels in the bathroom laundry baskets. • Load and start the dishwasher • If grill was used, move it back and cover • Return furniture and games to original places • Return all inflatables to boat lift DO NOT LEAVE ANY ON THE GROUD • Lock all glass sliding doors • Lock the front door by hitting the bottom key once #### Important Notice #### I have invested thousands of dollars to provide inflatable water toys for guests, and it has been incredibly disheartening to find so many damaged due to carelessness. To address this issue, I am implementing the following policy for this season: • Inflatables must not be left on the ground or mishandled. • A $50 fine will be charged for inflatables found on the ground after your stay. • Guests will be responsible for damaged Inflatables that are not able to be repaired. To ensure fairness, pictures of the inflatables will be taken before and after each guest’s stay. Guest access Guest will have access to the house, parking, covered parking, yard and boat dock/deck. Other things to note **You must be 25+ to rent the property** **Dogs are permitted, more than 2 dogs require prior approval. Must be well behaved and over 1 year old. The yard is not fully fenced in at this time. Please keep any eye on pets at night, there are foxes in the area.** Pets are not allowed on the beds or furniture, but dog beds can be provided. Please pick up after your pet in the yard or a fee of $80 for pet waste cleanup fee could be applied. Pet fee: $75 per pet - Airbnb is only able to add one pet fee to the rate. If there are additional pets, we will send a separate request for the other pet fees. Breed, age, and weight must be provided prior to check in. **This property is not within city limits and is surrounded by nature. Please know that you will see insects outside on the property. The house is regularly sprayed, but with the outdoors, I cannot prevent them.
