Located in a quiet country setting but minutes from Bemus Point, Mayville, Chautauqua Institution, Lily Dale, State Forest, National Comedy Center. Five minutes from Chautauqua Lake and the snowmobile trails run off our backyard. Spacious home with large family room kitchen combo with eat at bar. 2+ acres so bring your lawn games! Grill and picnic table on back deck then enjoy s'more at the fire ring. Lots of wildlife to observe and beautiful sunsets! Plenty of parking for boats and snowmobiles. The space This place offers a large private back yard, back deck, fire ring. Fireplace. Grill for grilling on back deck. We provide you your propane for the grill. Access to the main snowmobile trail system off our back yard. Plenty of room for trailers and we have an outdoor outlet to plug your boats into. We are about 25 minutes from skiing. And two miles from state lands for your activities. We thoroughly clean between guest stays. We have since added a water filtration system. We also offer a fenced in play yard area for your pets. (please read about pet stays under other notes) And we have free stunning sunsets to enjoy! All in a quiet country location. PLEASE note! A friendly reminder to read our listing thoroughly. Pay attention and read everything before the booking. We've had guests ding us on reviews for our location. It's up to guests to pay attention to where we are located and where they are booking. And you are also booking an entire house. It's fully furnished, we provide all of basic needs ( i.e. bedding, travel toiletries, bath towels, full basic kitchen). Also take note that booking cost is for 2 guests. That is why we mention the additional guests costs. After the first 2 we charge. House does have 3 bedrooms and a couch bed. We can host up to 8. Stay out of the pasture and the woods. Other things to note Cancellations: I am sadly having to add this note about our cancellation policy because of a recent occurrence that has come up. First of all. We LOVE hosting and meeting new people. We have opened our second home for others to enjoy. We look forward to meeting each and every guest! Please take a moment to read the cancellation policy that we have chosen. Understand the time frame that it gives you to cancel in. We do not control the funds. If an emergency comes up before your stay please contact Air BNB. They have a phone number, and that is quicker than sending them a message. They also understand emergencies. By your booking your agreeing to the cancellation policy we have chosen. Pets: We also have added a $10 a day fee per pet per day. We do a thorough cleaning in between guests and it takes us longer when pets have been in the home. If you do not agree to paying for your pet do not book. Also DO NOT try to sneak your pets in. Please let us know when booking if you are bringing in pets. We will send you a money request after you have checked in to cover your pets stay. So watch for Air BNB's email to you. Or look under your booking. Guests have found it in both. Well behaved pets are always welcome to stay with us. We do ask however that you keep pets off of our furniture or bring something with you to cover furniture. If you do not clean up after your pets messes there will be an extra charge for us having to do so for you. There will be a $30 an hour charge. If you have pets and book you are agreeing to these terms. Extra guests: If you have friends or family that want to come and visit you during your stay with us, we do allow that. We love to see family's get together. But if they spend the night there is the $15 fee per person and we need to prior appove it. Just contact us. Its not a problem adding them. All we ask of you is that you clear it with us first so that they can be added to your reservation. Under no circumstances are extra people to be brought in to stay on your reservation that hasn't been cleared with us. Reservation is for 2 guests. PARTIES: NO PARTIES whatsoever! We've had responsible adults come in, have some drinks, have a great time and they have respected our home. And we've had a few come in to crash for the night that made a mess of our home. If your expecting to come in, drink, have a party, do find another place. Because we will be checking in to make sure that our guests have everything that they need, and answer any questions that may arise. PLEASE NOTE: Some do not read the rules before agreeing to book our home. They need to be read throughly and through. We do have a horse pasture off to the side of our back yard. They are nosy and friendly. They like to see who is visiting. PLEASE keep that mind if you have pets! Do not wander into the pasture. If you would like to meet the girls just let us know. We can arrange that, it's not a problem. And the girls like the attention.
