The Swiss Chalet styled house is tastefully decorated with a contemporary but cozy flair with over 5000 Sq Ft of Living Space. The front porch has a stunning view of the huge pond & the back porch overlooks the pool, fenced grounds & 54 acres of forest beyond. The back yard offers a large porch, 20’x40’ pool, hot tub, ( Pool & Tub in summer months) covered blue stone patio (with seating), barbecue grill, kids’ swing & slide set, & 1 acre of fenced in, manicured lawn. NO PETS ALLOWED. The space The living room has a cathedral-type wood paneled ceiling with leather sofas & loungers, the large dining table can seat 8 people and the beautiful kitchen has granite counter-tops, all stainless appliances, plenty of storage & a small kitchen table for more seating. The large master suite (1 King + 1 Queen) opens to both front & back porches. The two additional bedrooms each have their own full en suite bathrooms. 2 common spaces are being called out as sleeping areas - a dedicated room in the basement & the loft. Refer to photos for details. The basement is completely finished with a pool table, comfy seating, additional sleeping space, full bathroom & laundry room. Kayak in the huge pond , hike through the woods, relax in the hot tub, swim in the pool - ( pool unavailable from Oct until further notice, listing will be updated with re-opening date based on weather). Enjoy the high end home theater system in the living room, hang out with friends & family in the cozy loft area- which also doubles up as an additional sleep area, play some pool in basement - this property offers unlimited fun both outdoors & indoors. NO PETS / Animals ALLOWED. Please Read - Given the large acreage and weather system ( winds / storms), there are no warranties for the cleanliness of the outdoors - pool / hot tub / backyard. Especially in Fall, there will be a leaves scattered here and there in the backyard. We ensure the pool / tub is cleaned a day before the guests arrive, but because this is outdoors and open and the possibility of tub cover flying away, we cannot guarantee that the pool / hot tub will be free of unwanted debris. Again, all effort is taken to ensure a pleasant stay but because this is beyond our control, no claims / warranties for anything related to the pool / hot tub / outdoors. The inside of the house of course will be sparkling clean and sanitized. Pool Availability - Pool is now shut and winterized and will re-open only in March / April depending on the weather. Hot Tub - Is brand new and functional and will be open for guest use. But like mentioned above, will not be eligible for any warranty claims nor would we guarantee the hot tub experience. Firepit - There is an external firepit in the backyard and we would only recommend the use of Duraflame Logs. Internal Fireplace - we have had to shut this down because of past experience with some tenants being extremely irresponsible and causing a huge liability / safety issue. Other things to note WINTER UPDATE - POOL & HOT TUB have been shut / winterized and will open in Summer. As you can see from the pictures, the Pool and the Huge Pond Do NOT have a safety fence around it. Although the backyard is fenced to keep animals off the backyard, the non-guarded Water bodies and Pool pose safety risks for young kids and non-swimmers. We request that families with infants / toddlers and maybe even pre-schoolers who don’t know swimming, be cognizant about the water bodies on property. Apart from the pool and the huge pond, there are stairs in-side the house going to the basement and the loft which again might be unsafe for unsupervised crawlers / kids. Given the nature of he property, and past experience we have a No Pets / Animals of any kind policy. This property should not even be a choice if you need a support or a service animal. Before approving a booking, we will confirm the number and the age of all the guests and the number of vehicles that would be parked on the property. Minimum age of the primary guest should at least be 30 yrs. No college parties / get togethers. If the property is left dirty, there will be an extra charging fee as per actuals that are charged by the cleaning company. If there are more than 12 occupants, you will be evicted by the Fire Marshall and liable for whatever fines the NY State imposes. Towels for bathing will be provided. Please bring your own towels for pool/hot tub use. The Nest Thermostat which is the only thermostat for cooling is located in the main hall way. The lowest it can be set is at 75 Deg F. Any lower and the system will crash. All other thermostats on the walls are for heating and are clearly marked. The heat thermostats are also electronic and are set with a max limit of 72 deg. Super fast Wifi on property with 3 boosters - 500 MBPS Fiber Connection - both upload and download UPDATE - To keep our prices as low as possible, we don't charge the pool and Hot Tub servicing costs during winter. ( the pool & hot tub are shut and winterized in winter). For any bookings made in summer an additional pool maintenance fee of $150 will be updated to the cleaning fee of $370. ( In summer , we update the cleaning fee to $500, which includes the $150 pool / tub costs we are charged by the company) If you have any questions, please feel free to ‘message the host’.
