Inside, you'll find a fully equipped kitchen with all new stainless appliances for preparing meals, and a large dining space. The lake views from the main living spaces are spectacular and even more impressive from the private deck that sits just above a private rocky beach. The space A cozy reading space looks out over the yard to the lake. Walking out the back door, you'll find the grassy large private back yard, which is perfect for yard games, soccer or just catching some rays. At the end of the yard is a large private deck that sits right on the rocky edge of Lake Champlain with panoramic views of the Lake from Isle La Motte heading North, Grand Isle heading South and the Vermont Green Mountains. It is perfect for picnic lunches or an afternoon snooze by the lake. There are steps off the side of the deck followed by a rock path to the water. Watch your step! Bring a kayak or paddle board but don't forget your life preserver and water shoes (especially for kids). The lake bottom is rocky and there can be zebra muscles, which are sharp. The house is walking distance to dining at the Café Mooney Bay (seasonal). For fisherman or boaters, the house is located just a football field away from the public boat launch with easy lake access for bigger boats. The house does not have a dock or mooring but slips may be available at Mooney Bay Marina, which is 1/4 mile from the house. If you like hiking, walking trails, or just relaxing on the beach, you can venture over to Point Au Roche Park, which is just one half mile from the house. These trails are well groomed and perfect for seeing more of the gorgeous views that Lake Champlain has to offer. For hard-core hikers just drive 30 minutes and your into the Adirondack Park that provides the incredible 46 peaks. Within 1 hour you can be in Burlington, VT to the East, Montreal to the North or Lake Placid heading Southwest. SLEEPING: If you like the smell of fresh cedar you will love the newly built master suite upstairs with cedar plank ceiling and a platform king bed that overlooks the lake. Additionally, a comfortable love seat and sitting area are perfect for relaxing, reading or watching a movie on the 42 inch HD TV. A custom built cedar sliding barn door opens to a modern tiled bathroom with double sinks, a comfortable, one-person jacuzzi tub and a tiled-glass shower. Downstairs there is a second bedroom with a queen bed. In the reading room, off the living room downstairs, there is a twin-over-full bunk bed. Finally the couch in the living room is a queen sleeper as well, if a little extra room is needed. Guest access The home has long private driveway and parking for 3 cars (easily). Other things to note TV / Entertainment: The smart TVs (55 inch Samsung downstairs, 43 inch Samsung TV upstairs) in the house allow you to sign in to your Netflix, Amazon or other streaming accounts (do not forget to log out when you leave). The wifi signal is high speed for streaming, gaming or just getting some online work done. The downstairs Samsung has an HDMI cable ready for your laptop or gaming station as well. All TV's have SPECTRUM TV Streaming, which provides basic cable channels for your entertainment.
