Please note our occupancy is 14 guests but, by the City of Garland code, the property may not be occupied by more than three persons who are unrelated by blood, adoption or marriage, with exception of children related to an occupant. Once the reservation is confirmed, a damage deposit will be required, which will be refunded at the end of your stay, provided no damage occurs and all house rules are followed. Alternatively, guests can choose to pay a non-refundable one-time fee that covers accidental damage and normal wear and tear, with no deductible. Please note: this option does not cover damages resulting from house rule violations. ★ SEPARETE DWELLING ★ This Barn House has an attached separate dwelling with extra master suite, bathroom, living room and kitchen. This separate unit will be accessible only for reservations that are 10+ registered guests. ★ COVID-19 SANITIZATION ★ Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough process of cleaning after each check-out. ★ NO UNAUTHORIZED PARTIES/LARGE GATHERINGS ★ Small gathering of no more than 30 guests can be accommodated (we can park up to 12 cars). Please share information about the nature of the gathering, number of guests and anything else you feel is relevant for a final approval. Additional fees may apply. If you’re not sure if your stay falls under these restrictions, please consult before booking. ★ ADDITIONAL NIGHTLY RATE FOR 6+ GUESTS ★ Our nightly rate includes the first six guests. With each additional guest, a $29/night fee will be applied. ★ FIREPLACE NOTE ★ Two of our fireplaces are gas operated. Please only use this fireplace if you are familiar with how to use it properly and be aware that you are doing so at your own risk. Please DO NOT leave it unattended at any time. Another fireplace is wood burning. For safety reasons we do not provide wood and we ask our guests to refrain from using it without previously arranged, written approval. Login info will be provided upon request. ★ SHORT TERM RENTAL PERMIT ★ The Short Term Rental Permit Number for this house is 23177 issued by the City of Garland. ★ NOISE LEVEL MONITORING ★ Please note that in order to be a good neighbor and host responsibly, comply with local noise ordinances and occupancy regulations, and prevent unauthorized parties, we have installed a noise alert device in our home. We can assure you that your privacy is our utmost concern; this device is NOT recording NOR storing sound data.
