1500 sq. ft. is small, but its great for a week vacation. Often its my family plus my brothers family, sleeping 8 easily. Low tide, great for kids and adults. High tide, great swimming and boating water. 2 rooms face the long island sound, each with a queen bed. 1 bedroom facing the road, has 4 kid twin beds. First floor has kitchen and 2 rooms with comfortable seating/lounging. Screened porch facing ocean. Outdoor shower too. It works for us. Read a book in the hammock or hit the beach. The space You are the only family accessing a private 45 foot wide beach area. At low tide, kids love the sand bar. Adults can walk out over 150 feet into the ocean water and its just waist deep. At high tide, its easy swimming, boating, paddle boarding, sun-tube-floating, with 6 feet deep water right away at the end of the beach. Look at the 6th photo please. There are 19 steps down to the beach. Handrail on both sides, but if someone in your group is not able to easily go up or down stairs, then I want you to know that detail upfront. House is a safe, year round home that is 19 feet above sea level. Guest access Beach, beach chairs, paddle boards, dig your own fire pit in the sand. BBQ grill with outdoor table. Hammock in the shade looking at the ocean. Screened in porch has comfortable lounging for 5 people. 2 TV rooms, internet-tv-channels only. Outdoor shower. All other amenities will not blow you away... basic kitchen, basic 1.5 bathrooms, need a place for a teenager to sleep who doesn't want to be with their siblings (then pull out IKEA sofa in back TV room works for 15 year old :) Other things to note Its pretty. Moonrises right off the ocean, Shines on your beach. Sunrises are really early in summer but are awesome when you find yourself up at 5:45 am while on your vacation?? We often walk the mile, or bike down the road, to Hammock Beach area which faces west off of our Kelsey Point to end the day and watch the sunset. P.S. that low-tide beach area is almost always empty, and has 200 yards of great beach for looking out at the clinton bay or exploring the tidal ponds with young kids.
