Imagine seeing the sun/moon rise and shine from the water when you are sitting by its side or laying on the King bed watching through the bedroom windows. Or in the August possibly for shooting stars/milky way while relaxing on our private waterfront deck. It's amazing! I have heard there is an eagle's nest nearby, have seen the 50 lb? carp...come by lakeside and enjoy the ducklings that pass by. No extra guest fee for Memorial Day. Six persons allowed. if you have an issue, you can write me before booking and I will change it. Hot Tub, Swimming Pool/Gym/Fitness Center access with childcare is available daily when your nightly guest fee is $500 or more for the home rental (excluding other AIRBNB/cleaning fee charges etc). All guests would to legally have to have the same last name. This facility is about 12 minutes from the home by car with light traffic and is a public facility where I pay your family fee to enter if requested in after arrival. Hours vary are something like 7am-4pm or 5pm on weekends and 7am -9 pm weekdays. There are fitness classes every morning and on some evenings including Core/Barre/Yoga/Spinning. Times/availability are subject to change without notice. Please read listing in entirety. Pet fee is $200 for your 1-3 day stay and $50/night thereafter (price adjustment after booking for pet rate because of AIRBNB's system not being flexible enough). Per night per pet fee will be adjusted for longer renters even though AIRBNB pricing is not correct and will be re-adjusted after booking. Pricing and more description: We want you to enjoy our family lake house and want you to enjoy your stay. Here is guidance on pricing which differs year round. The home rents UP TO $1000/night plus fees. (The whole home is about 2100 sf. +- if you rent it). In High demand times, the price of the home includes the 3rd bedroom priced in. In non high demand times (Memorial to Labor Day), add $200 if you want the lower lake level bedroom as part of your reservation otherwise it is locked off and you will have the entire place to yourself on the street and second level of the home. After Labor Day in September until the Thursday before Mother's Day weekend, the home is Priced for 1-2 guests in one bedroom during the week. Paid extra guest fee of $200/night covers second bedroom use and master bath. If you want the second bedroom to use, book for 3-4 persons which entitles you to 2 bedrooms and 1.5 bathes. Otherwise, it is one bedroom and 1 master bath for 1-2 persons and kitchen, living room, dining area. Reserving for 3-4 persons after Labor Day is for 2 bedrooms and 1.5 bathes and LR, DR, The fourth person uses an air mattress if they do not want to share the double bed which you prepare unless your reservation is made in enough time for us to prepare before your arrival and is subject to host's decision. The fee is $200/night for the second bedroom. This is priced this way to attract the smaller group but make the hoe available for a larger group to stay which requires a change in price. This means the second and third bedroom are unlocked for for an additional $200/night for your use. The whole home/entire place is your lockable area since there are two living areas in the home. Each floor is 734 sf but the terrace lower level is less sf because the utility room is unusable 2 guests usually and the area is only available to those who rent the 3rd bedroom for 6 persons in winter and 5-7 persons in summer. 8th person is on a non-pullout couch. Please ask for pricing on 8th person. The guest fee does not work out when booking in one season for another season but I will correct the pricing once you book. This means that If you book in winter for the late spring/summer/early fall, your guest fee will not be correct and I will have to change it after reserving. So do an inquiry and I will price correctly or accept the pricing as is and I will change it. The lower level dorm room door is dead bolt locked between the upper part of the home/street level & 2nd floor unless you are paying for $900/nt plus fees and taxes in summer. Lower level room is available when paying and booking for 5 or more guests in late spring thru mid October and subject ot change without notice. Pricing is subject to change without notice but here is some guidance. We upgrade/arrange furniture and bedding sometimes and there mauy be a lag in time of updaring our pictures. Per AIRBNB, the whole - entire place is when you have your own entrance. You probably wouldn't see/hear host if the host was there. Host would only interact with you after arrival if there was an emergency. Note: there are 15+- stairs up to 2nd floor bedroom and 15+- stairs to water level from street level). 6+- stairs into water. Pets: No puppies. Pets must be crated when guest is not home. Guests should use my crate and pet gates so pet does not wander and ruin rooms and stairwells. The water is cold after summer so we think its best not to have your pet swim in the cold water. No wet dogs in the home. Guest access The house, 13'x27' parking pad, waterfront and dock on lakeside of home in summer and part of the spring/fall. We do not own the vacant land beside our home. Please do not park in/or in front of neighbor's driveway(s) please or use their land. I have to have good relations with them before and after you leave plus we are stewards for AIRBNB and good governmental relations too . Thanks :-). Unregistered day and evening guests are not permitted on property (this means/includes no stop-ins from local and other visitors. Additional guest fee for non-registered day/night guests...see pricing. No stop ins to the property and no business can be transacted on site. Do not tie any boats to dock. Mooring is $25 a night when available. Boat weight must be approved in advance of arrival. Dock is seasonal. Bouey is used for parking your boat. Do not tie your boat to our dock nor anchor in our waterfront. Playroom Is part of lower lake level room and is closed in the colder months. We have some exercise equipment stored on lower level. You can also use it outside on the deck or in the lower lake level room. Ping Pong table is foldable and can be set up by guest and put back after use. Do not leave out in the rain/overnight. Life size game for tic tac toe is stored by the piano. Baby grand piano tuned in June usually. If you want it re-tuned, please inquire about pricing. Quiet Hours outside are 9 pm - 9 am. Sound travels fast at lake level. I will leave coffee/tea out. Please bring your own milk/sugar. Our kitchen is well stocked with pots, pans, baking items, some spices, plates, utensils etc. We believe that using our well ventilated home is ideal for cooling opposed to the air conditioner. Please lock the street level screen door when down at the lake and let the outside air pass thru the lake home to naturalyl cool it along with use of ceiling fans. Keep the windows open in summer but if it is going to rain, please leave them 3/4 closed if not using air conditioning in summer months. Air conditioning may be set by host at some point. $210 for 4 days up to 2 pets of your own. $70/night per dog or service dog after 4 days. Ask for rules of dogs in the home before paying and booking a dog. Rules: 24 hour Supervision of children and adults needing extra care must be done by competent family member over 25 years old or a paid registered guest. If a child or an adult needing extra care is found unsupervised, you or AIRBNB or I (without penalty) will cancel the reservation and no funds will be returned to guest by host to the guest. No sitting/leaning on terrace rails. Please strip the beds and place laundry in lower bedroom near utility door. Please leave the place clean and everything in the place where you find it (including utensils/pots/glasses/plates - otherwise organization fee is assessed $30 to re-organize). Garbage should be in plastic bags and put in outdoor large trash cans before you leave. Cover the trash cans with the appropriate cover so no animals get in to the garbage. Please put the plastic bags in the outside garbage. Recycling of soda/water/beer cans/bottles should be emptied of liquid and put in separate recycling. Recycle aluminum cans and glass bottles are recycled by me unless you bring them to return yourself at Wegmans or Wal-Mart. They should be separated out from garbage. Please leave the home in the condition you found it in with everything put back in its place. Please notify me by AIRBNB if you break or ruin something upon departure. You will ned to reimburse the host 2x the cost of the item to compensate for replacement and repair time to make sure that the home is returned to the condition as guest found it. Non-human - No wet animals in the home. Please send proof of animal's bath and nail cutting by a professional. Please bring crate(s) for your animal if you do not want to use my large crate that you put together. If you need noise for your pet while you are away, please ask/bring a radio. Do not tie your pet to my house/terrace/dock/stairs. Motorized Boats/sailboats have a parking fee for use on our property/lakefront in our home - must be approved in advance of your stay...maybe even weeks. Sail/Motor Boat fee $50/night for you to bring your boat to my waterfront. Lakefront is private. No guest boats to our property or hanging out in front/back of our home. - . Pls inquire. Infants and children should be counted in your guest count so count them as an adult. This is for payment purposes and to ensure the host she knows who is in the home. All guests must be registered on AIRBNB to enter property and approved by host. The washer and dryer is only available when the owner can open the utility room for you...which is seldom but we do pay for you to take 1-2 loads to the nearby coin laundry when you receive for a week or you can pay for my cleaning staff to come do the laundry and do a mid week clean for you/your group when you are not at the home. Valid Driver's license/government ID must be attached here on ARIBNB where i can see it on AIRBNB or it needs to be texted to me for each guest coming to the property. A contract will be sent to you by host for staying at property. This can arrive anytime before arrival or 29 days before arrival. Please make sure that your AIRBNB account has a picture of the person renting/making this reservation valid otherwise you are breaking an AIRBNB and host rule. The host may or will opt to have AIRBNB cancel your reservation if it is not changed upon request. Once you make your reservation, it is for the number of persons you booked only. Additional guests need to be approved by me with an additional fee by you for the whole reservation. We do not allow you to swap out guests during your stay nor do we allow people to stop in and check out my property inside or outside. Thanks for your cooperation on this. Not applicable to summer season: when renting for 4 persons and 2 bedrooms, you can have us set up a 3rd blow up mattress for 5th person in small second bedroom at an additional $100/night this rule supercedes electronic pricing. No sleeping on living room couch. 3rd Bedroom is an additional $200/night and is not available in winter months unless you like sleeping in 52+- degrees. This room is actually a room and not a bedroom according to Town Ordinance: 2 single beds and two couches. Parking: There is room for 2-3 SMALL cars parked on our parking pad perpendicular to the road parked at your own risk or 1 small SUV/van and 1 small car. In winter there car must be parallel to our retaining wall so we recommend two small cars or one larger one during snow fall. The parking pad is 13'x27'. Please do not park in or in front of my neighbor's driveways or on their land. In winter, you can only park one - two cars and abide by the Town of Canandaigua/Ontario County snow/winter rules. The snow plow will push snow on our parking pad. Our snow attendant removes snow after 4 inches have fallen so, you will need to use our shovel to remove snow on stairs and parking pad before that amount. There is usually not a lot of snow.
