The property consists of 4 large suites, each featuring an ocean view, air-conditioning, king size bed, en-suite bathroom and private balcony or terrace. There is also a bunk room with two custom queen sized three-story bunk beds. On the first level is a parking area, grand entryway, living room, dining room, large kitchen, half bath, laundry, bunk room and a large bedroom suite with en-suite bath and terrace. The outdoor patio and heated pool. On the second level we have a den and three master bedroom suites each with an en-suite bath and private balconies with amazing panoramic views of Banderas Bay and the surrounding lush green mountains. The property comes fully equipped and furnished including high speed Internet, linens, towels, pillows, soaps, shampoo, conditioner, and plenty of space for up to 30 guests. This ideal location is an easy 5 minutes to one of the best beaches in Puerto Vallarta and less than a 15 minute drive to the charm and excitement of old town Puerto Vallarta and the Zona Romantica. Close to the city but totally private and quiet, nestled in lush tropical gardens on Vallarta's exclusive south side across the street from famous Garza Blanca beach and Garza Blanca hotel and restaurant. While our exceptional service is included, groceries are an additional expense borne by the guest. Unlike other venues, we welcome larger gatherings, accommodating up to 30 guests with ease. Please note that while some reservation platforms may limit you to adding only 16 guests, we do allow up to 30. However, there is a $25 USD fee per night for each guest not included in your official reservation with the platform. Babies under 24 months are exempt from this fee. Children over 24 months are charged the same as adults. At Villa Martha, luxury knows no bounds, and our commitment to excellence ensures that every moment of your stay exceeds expectations. House Rules: 1. **Full Staff Included**: Our dedicated team comprises a concierge, personal Chef, assistant chef, bartender/waiter, maid, and maintenance person. Available for 8 hours daily (4 hours on the day of check-in and 4 hours on the day of check-out), our staff will cater to your needs, preparing two consecutive meals along with snacks and beverages. If you require additional meals, be prepared or extended service, please notify us at least 24 hours in advance, subject to a $100 USD fee. Kindly note that our staff does not reside on-site but will be present daily. While the service of our culinary and serving staff is inclusive, groceries are not provided. Upon your group's menu selection, our concierge will estimate the food expenses. A few days before your arrival, you'll transfer funds to our concierge, who will handle all grocery shopping and stock your chosen items. Most provisions are sourced from Sam's or Costco, with fresh produce and seafood are sourced from local markets or fishermen. Our pricing is transparent, with no mark-ups, and receipts are provided. On average, guests spend between $20 and $30 dollars per person per day on food and drinks. Before your arrival, our concierge will assist in menu planning and arrange any required services such as transportation, reservations, in-house massages, special dinners/celebrations, live entertainment, guided tours, excursions, private yachts, and more, all designed to elevate your vacation experience. You are responsible for covering expenses such as food, beverages, transportation, excursions, other requested services or purchases and staff gratuities. A customary gratuity of 15-20% of your stay's cost is appreciated, based on your satisfaction level. 2. **Minors Policy**: Minors are not allowed on the property unless accompanied by a Parent or Legal Guardian. They should not be left unsupervised on the premises at any time. 3. **No Smoking Indoors**: Smoking is strictly prohibited inside the property or near open doors or windows. A $250 USD fee will be charged if the property has been smoked in or smells like smoke. Smoking is allowed outside, but please ensure it is away from open windows or doors. 4. **Visitor Policy**: Visitors or guests not included in the reservation will incur an additional fee of $25 USD per person per day. Babies under 24 months are exempt from this fee. Children over 24 months are charged the same as adults. 5. **Parties and Events**: Guests are welcome to host parties, events, and special dinners with live music and decorations for their included reservation guests. However, for larger events like weddings or other parties inviting guests not included in the reservation, an extra event fee of $500 USD is applicable and prior approval is required. The maximum total guests allowed at any event, including reservation guests, is 120. Vendors are not counted. Our concierge is available to assist in organizing the event and can provide access to a variety of related vendors. 6. **Pool Rules**: Children must have parental or guardian supervision at all times while in or near the pool. Glass objects are prohibited within or around the pool area. 7. **Pool Heating Options**: - From December 1st to March 30th, the pool is heated to 80°F at no extra charge. Guests can pay $50 USD per day to raise it to 90°F during this time. - From April 1st to November 30th, guests can pay $50 USD per day to heat the pool to 80°F or $100 USD per day to heat it to 90°F. 8. **Pets**: Pets must be included in your reservation and the $150 USD pet fee must be paid for each pet. Maximum 2 pets, pets must be under 10 pounds. Large pets not allowed. 9. **Respect Our Neighbors**: Quiet hours are 12 am – 8 am. Please keep noise levels low during these times to ensure the comfort of our neighbors. 10. **Drugs and Illegal Activity**: All drugs and illegal activities are strictly prohibited, as is public intoxication and disturbances. Violations will result in immediate eviction without refund and loss of deposits. By booking our property, you agree to adhere to these rules. Failure to comply may result in additional fees, termination of your stay without refund, and possible eviction by local law enforcement for trespassing.
