Twin Oaks is a family friendly cabin just minutes away from restaurants and activities. The house is comfortable with over 2,800 sq ft including 4 bedrooms, finished basement and 2.5 bathrooms. You will find everything you need with our kitchen, playroom, game room, outdoor entertaining area, grill, central heating and air as well as laundry. Wifi and a work space make it easy to catch up on emails. Fresh linens and towels are provided as well as starter supplies. The space *Summer Highlights* -12-15 minute walk to the pool, lake, playground, tennis, volleyball, bocce and basketball courts. Please note that it is not all flat terrain. If you prefer to drive it is a 3 minute drive -Gas grill, fire pit, outdoor dining area. -12 minute drive to down town Jim Thorpe. Take a ride on the Lehigh Gorge Scenic Railway -25 minutes to Split Rock Resort Water Park -Many local fishing areas -Lots of hiking and biking trails nearby -Kayaks available to use in the community lake -Guests are responsible for bringing their own beach supplies. *Winter Highlights* Close to many places for skiing, snowboarding and tubing ~ 20 minutes from Big Boulder ~ 25 minutes from Jack Frost ~ 35 minutes from Blue Mountain ~ 40 minutes from Camelback Primary bedroom: sleeps 2 in a king sized bed. Folding crib located in the closet. Front bedroom: sleeps 3 in one queen sized bed and one twin trundle. Pack and play located in the closet. Back bedroom: sleeps 3 in one queen sized bed and one twin trundle Loft: sleeps 2 in one queen sized bed. Please note there is no door to the loft and this is not a suitable space for children to sleep. The work space is nestled near a window in the loft. Basement room: The room is separated from the main living space by a weathered wall. There is not a door to separate the sleeping space from the living space but the bed was thoughtfully placed for maximum privacy. Please note that when the trundles are pulled out, space is tight in the front and back bedrooms. **Cleaning fee** - The cleaning fee is to prepare the house for your stay and goes to our cleaning crew. Kayaks: The kayaks are out seasonally and will be available from summer through early fall. After that they are stored and unavailable for use. Kayaks are single person only and rated for 275 lbs. Guest access Guests will have access to the entire house with the exclusion of one of the primary closets, the primary en-suite closet and the basement utility closets. We strongly encourage guests to keep children out of the garage. Other things to note The house is ideally suited for no more than 10 adults as there are 5 king/queen beds and 2 twin trundles. Parking is available for (and limited to) 4 vehicles. All TVs are smart TVs. You are able to log in to your own streaming apps - we do not have cable or provide log ins. The televisions have "LG Channels" where you will be able to access free content. We kindly ask that you remove your shoes upon entering the house to keep the floors clean for our youngest guests. Due to allergies, we are unable to accommodate pet requests. 10 community badges are included as well as 2 parking passes. Supplies: starter supplies (toilet paper, paper towels, trash bags) are provided, you may need to bring/purchase additional supplies. We provide the propane tank and guests are responsible for refilling it if it is empty. Wildlife: The Poconos are home to many wildlife including deer, raccoons, squirrels, foxes and bears. It is important to not make the bears feel too comfortable being near humans so please DO NOT feed or leave food out for the animals. Fire pit: the fire pit is available for use - you must first call the fire department to obtain a burn permit (at no cost). There are occasions when burn permits are not issued due to increased risk of forest fires. Cancellations: Please carefully review our cancellation policy. We do encourage guests to purchase trip insurance in the event that you need to cancel outside of the cancellation window. Please note that occasionally the pool and lake close for maintenance. If we have advanced notice of this it will absolutely be communicated but sometimes there is no advanced notice. No guest under 18 years old is permitted to be left at the property unattended Rental Agreement: we request the booking person to sign a rental agreement as well as provide a copy of their ID via Docusign. We’re happy to let you see the rental agreement prior to booking. Our community requires the person booking to be 25 or older
