Very quiet area and underused lake compared to bigger ones in area. 45 minutes to Jack Daniels, Sewanee University, and South Cumberland state Park with Stone Door and Fiery Gizzard hiking. Boat rentals 30-45 minutes away at TIms Ford State Park. Free use of water toys at property if you have vehicle to tow trailer-2 kayaks, 2 paddleboards, and canoe! Basketball goal, ping pong, billiards, and foosball table!! Deep cleaning and sanitizing done before and after every stay due to Covid. PLEASE NOTE RENTAL AGREEMENT BELOW • Due to neighborhood covenants, local law enforcement, and insurance regulations, we require all renters to acknowledge the house rules below prior to occupancy. Any exceptions/adjustments to the below must be discussed and cleared with the owners prior to arrival. We are happy to discuss the below live via phone or in person if there are any issues or concerns. Failure to comply with these house rules can and will likely result in early eviction of the property, without refund and/or forfeiture of damage deposit. We are here to serve you any way we can to make your stay as perfect as possible, and truly hope that you enjoy your stay at our home as much as we do! We just ask that the rules are followed out of respect to our home and neighbors and are driven by a recent real-life incident necessitating implementation of these rules. • 12 Person Maximum Overnight Occupancy (9 PM to 10 AM), and no more than 4 daytime visitors on any given day for total of 16 people. • NO PARTIES of any sort, weddings, receptions, bachelor/bachelorette parties, family reunions, dances, balls, galas, soirees, house parties, bashes, festivals, jamborees, raves, or other similar functions strictly prohibited. • NO OUTDOOR MUSIC This is an extremely peaceful and quiet neighborhood and sound carries easily between neighbors. Please either enjoy the peaceful nature sounds free of traffic, enjoy music indoors, or use headphones • NO PETS Full $500 damage deposit forfeiture for violation of this policy due to extra cleaning required for hair/dander removal for allergy sensitivities. • 5 Vehicle limit on property. Use caution if backing in boat to stay off neighbor’s property and plants. • Front of home is monitored by RING security services, as well as neighborhood watch. Violation of above rules can result in immediate eviction by local law enforcements without warning and without refund. Guest access All areas available including garage with ping pong, pool, and basketball court Other things to note Water accessible from boat ramp 2 minutes around corner, or 1/2 mile walk. This home is in a heavily treed/wooded area. We have it sprayed professionally for bugs, spiders, and even mosquitos monthly, but you are likely to encounter some during your stay. Also, we blow deck and porch areas for leaves/debris prior to your arrival, but know that they will be continually falling from trees.
