Private Island + Lakefront Home
Well designed lakefront home with a private island, two bedrooms, two bathrooms, and finished basement. Read below for more detailed description. The space THE ISLAND Connected to the main property by a wooden bridge, the island is your own personal space to explore and enjoy. The lake views are fantastic and there are two trails traversing the island surrounded by lush forest! There is a large patio area with Adirondack chairs, fire pit, and a large dining table. We’re always stocked with firewood for you to use. THE HOUSE Located on a quieter part of the lake, it was originally a cabin that has been substantially renovated. There is one large bedroom, one smaller bedroom, two bathrooms, finished basement, and plenty of common living room space. LIVING ROOM Arguably the most comfortable room in the house. The living room has a gas fireplace that keeps the room very warm without the mess of a wood fire. The sectional couch is from West Elm and quite comfortable. We have a gallery wall with the Frame TV and mostly all of the streaming platforms which you are free to use. There's a dining table which seats 6 comfortably. KITCHEN Recently updated and has all you might need. We have new appliances and most of the gadgets to cook a stellar meal. We provide all the basics - eggs, bread, fresh coffee, creamer... so no need to rush to the store on your first day. We can also provide a local chef's number who will cook for you if you want a totally hands off experience. Help yourself to anything in the kitchen. SUN ROOM The most peaceful room in the house. There are amazing windows with great lake views, a cozy reading chair, small dinette table/chairs, and a comfy couch to zen out. BEDROOM 1 Quite large with lake views. There is a king size bed with a 'Casper Wave Hybrid' mattress. We always have clean, white, comfortable linen sheets and plenty of pillows. Your hosts also use the house so we will lock the closet door but provide a garment rack with hangers and shelves that won't be in your way. There is a TV with all the streaming platforms. We also have black-out smart blinds which you can set to go up and down at specific times. The en-suite bathroom was remodeled about 10 yrs ago. BEDROOM 2 Smaller, but cozy. There is a fair size difference between the bedrooms but this room is still great and has a queen size bed. Everyone who stays in this room says it's the best night's sleep they've ever had. We always have clean, white, comfortable linen sheets and plenty of pillows. There are also black-out smart blinds which you can set to go up and down at specific times. There is a guest bathroom that has not been remodeled like the rest of the house. It’s old school but clean. BATHROOMS Both bathrooms are basic and haven’t been recently remodeled like the rest of the house. Renovations coming later in 2024! We have a septic system so please make sure to take note of the house rules. There is always plenty of hot water for your showers. BASEMENT Modeled after Izzy & Joe's NYC apt, the basement has the coziest vibe. There is a large seating area with a full size daybed that also doubles as a comfy couch. There is also a nook that has a desk and bunk beds for your inner child (or actual child). The floors are heated so it's warm and comfortable in the winter months. CLEANING FEE (*Refundable) When we travel, we always leave a place as clean as we found it. We want to give back to those people who travel like we do because cleaning fees have gotten to be a little absurd. Do you need to mop the floors, nope. But it should be just as clean as you found it. Give your hosts 48 hours to inspect after your departure and after we’ve received your review. Extra cleaning charges If there are messes to clean up beyond the norm, there will be an extra cleaning fee of minimum $500, which we will document and notify Airbnb about. This includes things like… excessive dirtiness, stains on the couches or rugs. If something happened during your stay, please just tell your hosts, they’re pretty chill about things that come up and it’s worse to hide something. If you have any specific questions about this, just ask your hosts and here’s what you can expect: - Bedsheets - There’s no need to strip the beds, make the beds, or do laundry - you’re on vacation. Just leave everything where it is. - Towels - Hang up any used towels in the bathroom. - Dishes - Clean any dishes used. It’s ok to leave a handful of pre-rinsed dishes in the dishwasher without running a cycle. But definitely don’t leave any messes or pots and pans to scrub. - Trash & Recycling - You can leave a half empty trash bag in the kitchen, but please don’t throw out all your food and leave it in there. Don’t put a plastic bag filled with recyclables in the recycling bin, simply empty the contents directly into the blue bin outside. - Lock the Doors & Windows - Remember to lock the side door and basement door if you used them. ACTIVITIES - Highland Lakes Community We have 5 lakes and 7 beaches for you to explore. There is also a clubhouse with ping-pong, billiards, bocce court, children's play area and swings. - Warwick, NY We're only about 10min from the border of NJ/NY and Warwick is one of the first cute quintessential upstate towns. There are fantastic restaurants/bars here, a farmer's market and cute shops. It's where we spend a lot of our time if we leave the lake! We'll provide a broader list of places to go when you check in. - Golf/spa at Crystal Springs We're about 15 min away from Crystal Springs which is a destination for a lot of people. There are 5 golf courses, spas, and a fun place for a night out. - Skiing at Mountain Creek Mountain Creek is about 10 min away and is the best skiing in NJ. - These are the highlights of the area but there's plenty of other activities and suggestions provided upon check in. HOUSE RULES (they're not too bad we promise!) GENERAL 1. Septic System - Only the essentials please, even if it says flushable, it isn’t meant for a septic. 2. Guests - Friends are welcome to visit for the day, but there’s a limit of 2 extra day visitors without your hosts permission. If you have friends coming through and staying over for part of your trip, please tell your hosts. If you show up with more people then your reservation says, we will know and have you removed without a refund. 3. Smoking - We are a smoke free house, there’s an ash tray in the side yard. INSIDE 4. Remove Shoes - We keep the house very tidy, remove your shoes when you’re inside. 5. Pre-Rinse Dishes - Sensitive septic system; pre-rinse your dishes before using the dishwasher. 6. Living Room Fireplace - Limit your usage to <6 hours per day. There is a monitor on it and we’ll have to charge for any amount over that. OUTSIDE 7. Noise - Sound carries over water. Be ultra quiet after 10pm if you’re outside. Everyone on the Lake will hear you. The community association gives out fines which we’ll have to forward to you. 8. Island Cushions - Help us preserve our furniture and only keep the cushions outside when it use. This includes putting them back in the shed each night. There will be an extra $600 charge if they need to be cleaned beyond the norm. 9. No Glass Outside - To make sure us, our pets, and future guests don’t get hurt, please only use plastic dishes & glasses outside. 10. Island Fire-Pit - Never have a fire if it's windy or dry. Always always use the spark screen. Never leave it unattended. Please responsibly enjoy a fire and follow our guidelines in the House Guide. Kindly put everything back the way you found it and clean up after yourself. 11. Boating & Swimming - You’re welcome to use any of our boats. Please make sure they’re securely tied back up and always wear a life jacket when in the water. There are a lot of rocks and stumps - never dive head first into the Lake. 12. Island Lights - Please do not have the island landscape lights on past 10pm. There are several automated timers that will click the lights off after 10pm. PET RULES 1. Wipe paws - Wipe their paws every time you come in from outside. We’ll leave pet towels & wipes by the door for you. 2. Put down blankets on the couch - If you allow your pets on the furniture, please lay down a blanket (provided) so our white couch and sheets stay clean. 3. Keep them leashed - It’s not safe in our community for dogs to be off leash outside. There’s so much wildlife, including bears, foxes, & coyotes. The island does have a gate so they can be off leash there but in the winter months, be conscious of them venturing out onto the frozen lake. 4. Bear aware - We have lots of black bears in the area. While they’re fairly skittish of humans, it can get dangerous with a dog involved. Always keep your dog leashed, don’t leave any food outside and stay alert and watchful. 5. Poop bags - Please pick up after your dog. We’ll leave bags for you near the front door. 6. Don’t leave them alone - We don’t allow you to leave your dogs unattended in the house. We know first hand how anxious pets can get when they’re alone in a new place and don’t want them barking or damaging anything. There are lots of dog friendly places nearby. 7. Damages… ruh-roh - We only allow pets that are 100% house trained and well behaved. If there are any damages or accidents, we’ll have to send you the bill. 8. Pets first arrival - Your dog may sense that our dog has been here, so be extra mindful when you first enter the house and please walk them before they come inside. 9. Pet Deposit - Depending on the number, weight, description of your dog, we may ask for an additional pet deposit before you check in. We can either do it separately or through Airbnb. Please connect with your hosts about specifics. *Acknowledgement of the house rules will be required before check in.
