The space The house has a large bright open plan living dining and kitchen area with stacker doors that open onto a central decked courtyard allowing beautiful al fresco dining. There are 3 bedrooms; 1 large King with sliding door access to the private sunny rear yard , another roomy King Bed and 1 Queen bedroom. There is a lock up garage and a fully enclosed rear yard. Heating is a gas log fire which warms the whole house. All bedrooms have ceiling fans. The living area has a reverse cycle air conditioner as well. As we are right on the ocean, sea breezes keep the house cool in summer. Guest access The property is fully self-contained with a secure lock up garage and secure private courtyard & a fully fenced sunny backyard. The courtyard and rear yard provide a very safe place for children to play. Other things to note Oceans 40 is situated in a quiet area of Port Fairy, we have a strict no party policy.
