The space This home is spaciously designed for families or groups of friends, offering ample space to create lasting memories. The backyard is an expansive, lush area perfect for kids and pets to play. Relax in the outdoor seating or gather around the fire pit for cozy evenings. A grill and picnic bench invite you to enjoy meals al fresco. The house provides centralized heating and cooling for comfort, with a mini-split in the primary bedroom for optimal climate control. SITTING AREA AND LIVING ROOM As you enter the premises, you'll be greeted by an inviting Sitting Area thoughtfully designed for comfort and style. ENSUITE BATHROOM - Stylish vanity, providing ample counter space for your personal care items. - Shower - Toilet GUEST BEDROOM 1 - Featuring a cozy Queen bed - 32-inch TV is available, offering a selection of shows and movies for your enjoyment. - Spacious closets - Ceiling fan that keeps the room cool and comfortable. GUEST BEDROOM 2 - Featuring a snug Double bed - 32-inch TV offering various channels and entertainment options. - Ceiling fan that keeps the room cool and comfortable. GUEST BEDROOM 3 - Featuring both a Double bed and a Single bed, providing flexible sleeping arrangements to suit your needs. - Ceiling fan that keeps the room cool and comfortable. LAUNDRY ROOM Fully-equipped laundry room with a washer and dryer is provided, making it easy to keep up with laundry during your stay. PARKING Convenient parking is available for guests with access to a 2-car garage. Guest access Guest access to the garage is restricted. Guests do have access to all the other portions of the home. Other things to note - Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner. - Accidental Damage Protection Every stay at Irvie Homes comes with peace of mind, featuring up to $3,000 in accidental damage protection. Coverage Details: Protected: Accidental damages to furniture, fixtures, and appliances. Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000. Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded. Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility. - Fireplace is not to be used. - The outdoor grill is available for use. Please be sure to turn off propane, clean and cover after use. - No USPS mail to be delivered to the house - The bins should be taken out to the curb on Monday night, as trash pickup by the city is scheduled for Tuesday. House Rules: • No local guests are allowed to book within 50 miles of property. • Must be 25 years of age to book. • Pet Fee - $200 per pet. Dogs only with 25 lbs. weight limit. No other pet types allowed. • Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival. • Quiet hours 9pm to 8am. • No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property • No parties or events. • No moving furniture or appliances. • Must obey house Occupancy Limits. The occupancy limit is 9 people. • Secure the home by locking all doors and windows anytime you leave the home. • Reservations over 30 days may require a security deposit. • The Guest agrees to report any issues at home to the Host immediately. NOTE: The home is equipped with security cameras at back door, front door (ring) and driveway. Covid and other Communicable Diseases Restrictions • Please visit the NM Department of Health website to view any restrictions or travel advisories • Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms. • Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
