Welcome to our modern family home nestled in serene woods, adjacent to a State Preserve, in the heart of the Hudson Valley, just 10-15 mins from Woodstock, Saugerties and Kingston. Enjoy the peace of the woods, with trailheads within a 5-min walk. Our smart home features a spacious open layout and 3 bedrooms (1X king, 1X Queen, 1X Twin), a sauna, outdoor hangout area with a Kamado grill, a chef's kitchen, home office, fireplace, hi-fi, and an upright piano. Washer & dryer in the basement. The space Welcome to our beloved family home. We absolutely love living here, and we're excited to share everything this special place has to offer with our guests when we're on the road. Please keep in mind throughout your stay that you are in a private home, and therefore we kindly ask for your thoughtful and respectful conduct during your entire visit. Our home is a two story modern family house. The first floor features an open layout, with a living area, an open kitchen with a kitchen island, and a high-ceiling dining area, as well as a reading nook. The second floor has three bedrooms: - A master bedroom with a king bed, two closets and a ceiling fan, - A guest room with a queen bed, a home office setup, a closet, and a portable fan - A kids room with a twin bed, and a window unit AC. There's a full bathroom with a tub on the first floor, and a full bathroom with a shower on the 2nd floor. There's a front porch, and a patio in the back with outdoor dining and lounge furniture, and a kamado grill. We have a (seasonal) veggie garden, a fire pit, and a kids playground in the backyard, and an outdoor sauna in the front yard. Guest access Guests are welcome to access and enjoy the entire property, except the following spaces: - The basement is unfinished and not for our guest's use, except for the washer and dryer that are located there. - The two closet spaces in the kids room are for our private use only. - There is one kitchen cabinet that is for our private use only. These are marked with a "Private" label. Other things to note NO UNREGISTERED/ADDITIONAL OVERNIGHT GUESTS For liability and security purposes, we take our guest numbers seriously. In general, only the registered guests are allowed to stay at the house, and no additional overnight guests are allowed. We may consider exemptions to this rule on a case by case basis, however it’s important that you ask us first before bringing any additional guests to the house. Please make sure to register all guests in your Airbnb booking that will be staying at the house during your visit. NUMBER OF GUESTS Our listing is set to 5 people total. In reality, the house is comfortable for 4 adults and one child, so unfortunately we cannot accept reservations for 5 adults. AC/COOLING The house does not have central AC. We do have two window AC units: one in the living room, and one in the kids room. There’s also a ceiling fan in the dining room and in the master bedroom, and a portable fan in the guest room. Based on our experience, the house could be kept cool throughout the summer with the combination of these, along with opening some of the windows for the nights, as it gets pretty chilly outside at nights. SECURITY CAMERAS For security purposes, we have two cameras outside the house that are monitoring who’s entering/leaving the property. One at the front door, and one outside the sliding door on the patio. There are no security cameras inside the building. WILDLIFE/CRITTERS/BUGS We share the woods with plenty of wild animals, including deer, bears, fisher cats, bobcats, and some venomous snakes. Our property does not have fences, so it is possible to encounter wild animals on the property. Make sure to never leave food outside, and never EVER leave your children unattended. Also, unfortunately, as we are in the forest, ticks, mosquitos, gnats, bees, wasps, ladybugs and the seasonal wood roaches could be a thing around here. Keeping the insect screens on our doors+windows closed at all times is essential to keep critters out of the house, and unfortunately it could still happen that some sneak in every now and then. To further minimize unwanted visitors inside, we are subscribed to a quarterly pest control plan, however, we'd like to ask our guests to have realistic expectations, as it is impossible to completely avoid encountering insects and bugs in the woods. That said, if you see any sign of pests inside the house, let us know so we can take action immediately. PLANTS As this is our primary family residence, we do have a handful of plant companions living with us. Before your visit, we'll ask if you’re ok to water our plants once or twice a week during your stay. If you can’t commit to this, we understand, however we'll have to have our property manager come by once a week to water them. OCCASIONAL POWER OUTAGES Our electric lines are above ground and rural, which means inclement weather can cause them to flicker and occasionally go out. This happens quite rarely, but it's good to know and plan accordingly. For when this does happen, we have flashlights, headlamps, and plenty of candles in the house.
