In this room guests will have their own Wing! A gorgeous bathroom & dressing room are connected with a door for complete privacy from all other bedrooms. /Primary Spa Bathroom/ This gorgeous newly remodeled bathroom is complete luxury. West Elm vanity sink, heated bidet toilet, large soaking tub, marble shower with large glass doors, marble walls & rain showerhead. /Primary Dressing Room & Closet/ California Closet Company built the closets and heated floors. /Large 2nd Bedroom/ 2 Queen size beds, vintage vanity, reading chair, walk in closet, built in drawers, 3 large windows for natural sun light. BASEMENT: /Laundry/ Only adult age guests may use this room. Washer & Dryer available. BACKYARD: Fenced in private yard with a Grill, Dining Table, Fire Pit area. NON FENCED IN YARD: Swing Set by the driveway. Guests are asked to not hang out or walk in front of the house (facing Penfield Rd.) due to the large mature trees occasionally having fallen branches and high traffic (not safe for children). Please use our large backyard only. Guest access The entire house. Adults only may access the Primary Bathroom and Basement. Other things to note ~ Minimum age to rent is 25 and primary guest must stay for the duration of the booking. ~ A photo ID to verify age at the time of booking is required to finalize your reservation. ~ A rental contract must be signed online via your email address within 24 hours of booking. Please review the sample contract attached prior to booking. NO SHOES: We are a shoes off in house policy. We have original 1950's hardwood flooring. Do not roll your luggage's on the floors. ANIMALS ~ Dogs are considered, only when pre-approved prior to booking. Max 2 dogs per stay ~ Pet fee is $200 for the 1st dog, 2nd dog free. 7 night max. Cats are not considered due to severe allergies. (Service & emotional support animals must be disclosed prior to booking)Pet Fee is waived only for legitimate service or emotional support animals in which the animals are never left behind without the owner. Evidence that the animals were left behind will result in the pet fee being charged. Please note that in New York, it is unlawful for any person to knowingly affix to any dog any false or improper tag identifying the dog as a guide, service, therapy or hearing dog. Violations of this law could result up to a $100 fine and up to 15 days in jail. NOISE ORDINANCE: This is a family home. We encourage our guests to have fun, but please be respectful of our very sweet neighbors and keep the noise to a minimum at all times. We are surrounded by full time residents who we love and who love us, and appreciate their peace and quiet. A noise & smoke monitoring device both inside and out will inform us if noise levels exceed those allowed by the city or cigarette / pot or vaping is present inside the house. We ask that you keep outdoor music family friendly and at appropriate levels as to not disrupt peace and quiet of the neighborhood. Everyone should be indoors by 10pm. These do not record audio, they simply detect decibel levels and cigarette or vaping smoke. SAFETY CONSIDERATION: While we welcome families with children, it's important to note our home may not be entirely childproof. We strive to provide a safe environment, but some features or areas may require extra supervision. The fenced in backyard and swing set are the areas for guests to hang out. The front yard is not recommended for guests since we have large mature trees where branches can fall and there is a high traffic street.
