Welcome to our "Little Piece of Paradise" on Lake Dunlap. The home is located near historic downtown New Braunfels, Gruene and Schlitterbahn Water Park. Relax at this peaceful place to stay, play and make lasting memories! A beautiful 2-story 3200 sq ft home, it comfortably sleeps 10 guests with 4 bedrooms (3 Kings, 2 Queens), 3 full baths and a half bath. We are right on the lake for kayaking, swimming, floating on a lilly pad, fishing, and relaxing. Min 2 day booking/3 days Jul 4/Labor Day. The space Located on the Lake Dunlap part of the Guadalupe River, our home is a retreat that brings everyone together creating the perfect family get away for fun and relaxation. Little Piece of Paradise has 4 bedrooms (3 King beds, 2 Queen beds). Enjoy the serenity of outdoor life with the comfort of modern living. Our goal is for you to enjoy this beautiful spot as much as our family does. In addition to kayaking, swimming and fishing right out your back door...we are minutes from Schlitterbahn Water Park, tubing on the Guadalupe and Comal Rivers and the historic town of Gruene. Just bring your swim suits, change of clothing and what you want to eat and drink...everything else is provided and available (pots, pans, silverware, cutlery, glassware, 2 outdoor grills, refrigerator/freezer, laundry, bath essentials (shampoo/conditioner/body soap), coffee maker/coffee/blender/TV's, pool table, shuffle board, board games, karaoke machine, linens, bath towels, cooktop, toaster and just about anything else you would use day to day in your own home. When you arrive, as you walk through the gate on the right, down the stone walkway, it opens up to a tree lined lot with a stunning view of the blue/green waters of Lake Dunlap. Entering the home, you will see the large open floor plan and the beautiful view from all the floor to ceiling windows. This space is great for entertaining family and friends with good food and conversation. A fully furnished kitchen and dining table that seats 8 comfortably and 2 bar areas that will accommodate 7 more for sitting. There is also an outside table seating 6 and ample other seating as well. The downstairs includes a bedroom and a bathroom with a King size bed. Sink into the soft leather couches with oversized ottamans to watch some of your favorite shows. There is also a full size laundry area and half bath. Go upstairs and you will come to the game area with a pool table, shuffle board, TV, Karaoke machine and a wide choice of board games for different ages. Off this area there are 3 bedrooms. The balcony room, over looking the lake, where you can sit on your own private porch viewing the natural beauty, has a King bed and private bath. The second bedroom has a King size bed and attached bathroom. The third bedroom can be great for kids or adults with 2 queen sized beds, toys and books for children's entertainment and a TV. There is also an Office with a large leather sectional and floor space for extra sleeping. With prior arrangements, we have a Pak and Play crib, booster seat and blow up mattresses for additional children sleeping options. Outside, there is a large porch where you can grab a book, a drink or just relax in the oversized swing for a nap. There are ceiling fans, a drink fridge, outdoor games and a comfortable couch and chairs. Spend quiet mornings watching cranes and deer while sipping your morning coffee. A set of stairs leads down to the dock (boat and lift are not available for use) where you can sit by the water in rocking chairs. Another set of stairs provides access to the water. Cool off by taking a refreshing swim or float on the Lilly Pad in the constant 72 degree water. For the more energetic, take the kayak's out for a scenic trip on the lake. For the more adventurous, to the south is San Antonio (River Walk/Alamo)/Six Flags over Texas/Sea World) is 35-45 minute drive. To the north is the Texas Capital City of Austin, 1 hr to 1 hr 15 minute drive. To the West, is the fabulous shopping and Texas wineries in Fredricksburg, 1 hr 30 min drive.
