Set in the best area in downtown Manchester, the house and property have everything you need to feel the picturesque magic of Vermont, while also being able to walk down Bonnet street to all the shops and restaurants. 11 minutes to Bromley Mountain, 18 minutes to Stratton Mountain. Located just 1/2 block from downtown Manchester, 11 minutes to Bromley, and a short drive to the family-friendly Stratton Ski Resort, this 5 bed, 3 1/2 bath remodeled retreat offers everything you need for the perfect getaway. Wrap up in one of our Turkish cotton towels. Pamper yourself in the 3800 square foot home. Enjoy a glass of wine, family game night, or a movie on our 55-inch flat-screen TV with complimentary cable channels and access to Hulu, Netflix and all the apps. Whether you are planning a romantic retreat, a family trip, or a weekend getaway with friends, the School House offers the luxury of a hotel while providing you with the cozy feeling of being home. Step off the wrap-around porch and walk down the block to the Northshire Bookstore, Charlie’s Coffee, lots of restaurants and all the shops. It's not unusual to book a home in Manchester and find out the AC is supplied by noisy window units. During our recent remodel, we installed a new central heat and AC system with four zones of control for your comfort and convenience. Step through the front door into the foyer and then directly into the parlor / TV room with a 55” inch smart TV that has all the live cable channels and apps. Continue into the house and you will find the downstairs powder room in the entrance hallway, under the stairs. From here you will enter the main living room with two large couches, two sitting chairs and a separate door to the wrap around porch. Off of the living room is bedroom #1, the dining room and the kitchen. Bedroom #1 is an expansive downstairs bedroom. It has a queen bed, a sofa sitting area and a private, en-suite, full bathroom. The shower is finished with Koehler Purist fixtures. A roll-away twin xl cot is available as well. The kitchen has all new appliances, including a new microwave drawer and a custom fridge. The cabinets are fully stocked with all the pots, pans and utensils you need to make a gourmet meal. Through the kitchen is a back staircase to access the upstairs master bedroom suite. Featuring an open kitchen plan, a peninsula counter separates the kitchen from the dining room. The dining room has the original wall paper and large windows. At the center of the dining room is a farm table from 1840. Through the kitchen and at the back of the house, is the back door entrance (next to paved parking). The back door opens onto a large mud room and an entrance to the three season sun porch with a rattan day bed and twin rattan chairs. A spacious laundry room with a new washer and dryer is located right off the mud room. There is a high chair, iron and ironing board included in the laundry room. Now back to the front of the house. Let’s go upstairs…. UPSTAIRS: There is a sitting area with a desk and reading chair right off of all the bedrooms. Bedroom #2 has a king bed with linen duvet and a rollaway cot with a twin XL Mattress. This room connects directly to a private office and to the 2nd full bathroom. Please note that bed room #2 also has a door connecting to bed #4. Guests staying in bedroom #4 must enter bedroom #2 to use full bathroom. Bedroom #3 has a king bed, and this room can directly access the same private office from a separate door and then into the full bathroom. Bedroom #4 has two full beds and a large desk. It connect to hallway and has a door connecting to bedroom #2. In order to access bathroom upstairs from #4 guests must go through bedroom #2. Bedroom #5 is the master bedroom. It has its own separate staircase from the kitchen. Bedroom #5 is very large and has a king bed, a sitting area with two arm chairs, a coffee table and a 40” TV with live cable channels and all the apps. This room also has its own private full bathroom. There is a small bonus bedroom connected to the master bedroom which we call bedroom #6. It has a large closet and a twin day bed with trundle, so essentially two twin mattresses. We call this a 6th bedroom, but guests should determine whether this works for them as a 6th bedroom, as it can only be accessed through the master bedroom . It's a perfect bonus room for kids, or can also be used as an office or reading room. It’s clear in the photos how it’s laid out. Outside you’ll find a large unfenced yard. There is a wrap-around porch around the front of the house with two separate seating areas and coffee tables. Step off the porch and walk down the block to the Northshire Bookstore, the coffee shops, restaurants and all the retail shops. Please note we have two exterior security cameras on the property. One security camera on the front of house facing the yard and front . One is in driveway on garage facing the back of the house. Please note: bedroom #4 must go through bedroom #2 to access bathroom with shower. Otherwise bedroom #4 can use 1/2 bathroom downstairs. Premium concierge service is available for an additional cost. Guest access Guests have access to the entire property. There are no restrictions and there are no personal effects in the house. This is a full-time vacation rental. Other things to note Please note we have two exterior security cameras on the property. One security camera on the front of house facing the yard and front . Most of our properties have 5 stars, even after many, many reviews. We went overboard on describing all of the connections in the house, but to put it in plain English: there are three front bedrooms upstairs. One of them doesn’t have direct bathroom access. It’s the kids’ room with the two twin beds. If you’re staying in that room you can either use the downstairs bathrooms or go through another bedroom upstairs. That’s it. Oh, and the back primary bedroom suite takes up almost half of the house. It’s a huge house. Lots of interesting nooks and fun crannies. But if you know Manchester, you know the best feature is the location. RULES AND CHECK IN: Your enjoyment of our home is very important to us and we are dedicated to offering you a premium stay. In order to do so we have the following guidelines. Below is an example of our Check in instructions restating our rules. Please review before booking. We want this to be the right fit for you and us. The home is new and we ask guests to consider our rules carefully before booking. RULES -No smoking/no vaping -No parties/no loud gatherings. Our neighbors are sensitive and will complain. -Correct Guest and pet count must be listed on reservation. Additional guests above 6 are charged a $75 a person per night fee. Pet fee is $100 per pet -No shoes in house please as floors are all new. -Quiet hours are 10pm - 9:30am. Please respect this as our neighbors are important to us. -Exterior lights off when no one is outside and before bed. -If you break, stain or lose any furniture or furnishings please let us know before check out so we can fix and you can help compensate. -No cats allowed. ONLY DOGS are allowed. Dogs welcome with a $100 pet fee per dog. No dogs on furniture. Pick up after your dog and notify us immediately if they have an accident in house as there will be a $300-$500 rug cleaning fee or more for replacement. EXAMPLE CHECK-IN INSTRUCTIONS Hi, Looking forward to your arrival xxxx. So glad that we can be your home away from home! Check in is at 4pm. What time will you be arriving? If you need to drop luggage on the porch that is fine. You can contact the cleaners via text to see if house is available 30 - 60 min sooner by calling xxxx (we can not make any guarantees about an earlier check in though). Please note that check out time is 11am. Some important notes: 1) The property address is xxxxx. You can park in the back driveway or on the street. Your unique key pad code number for this visit is xxxx then press the check mark to open the front or back door. 2) Please put trash in cans that are in garage. They will be picked up specially since there are bear in the area we can't leave cans out. 3) Upon entering house, remove all shoes. We have put shoe trays by the door. We ask that you do not walk in the house with shoes on so as to protect the wood floors and carpet. 4) House manual is on kitchen counter and has all these details and more to help you enjoy your stay. 5) The WiFi modem/router is located in dining room on white shelf. All info is on back of the modem. 6) Please respect our neighbors and be quiet entering and exiting the house. We ask that you do not use the outside or back yard after 10pm nor before 9:30am. As stated in our listing, loud gatherings are not allowed. If you have children please ask them to refrain from yelling while outside 7) There is no smoking or vaping allowed inside the house, nor anywhere on the property. An additional $1000 will be charged if any guest smokes or vapes inside. If a guest is a smoker we ask that they thoroughly shower before sleeping in the beds. 8) Please let us know the accurate amount of guests and pets staying at the house. This is both for insurance, city ordinance and so our cleaners can plan appropriately to prepare the house. Above 6 guests we charge a $75 per person per night fee. If you are bringing a dog please let us know and we will send you a pet fee request of $100 per pet to cover the additional cleaning. Do not allow dogs on furniture. If dogs are on furniture or bed an additional $300 cleaning fee may apply. Do not allow dogs unattended in the house unless they are crated to avoid accidents. This house is newly renovated. We invite you to give us feedback and let us know if anything is missing. We want you to be happy and feel valued. We strive to give each guest a 5 star stay. We went to college in Vermont and our children go to school here. We are artists and this is a family vacation rental.
