A modern and warm 1900 colonial home. Featuring an above ground pool and indoor hot tub, both of which are available May through Labor Day in September. Make it a staycation or an exploration vacation! The blue-collar village of Mechanic Falls is centrally located. An easy drive to the mountain slopes, hiking trails or the coastline. In town conveniences are available and the metro areas of Lewiston and Auburn is 15 minutes away and the Oxford Hills region is also 15 min. The space Your home away from home! You will love what the Mechanic Falls area has to offer during all four of its beautiful seasons. Central to all points including the sandy beaches of the coasts to skiing or hiking the western mountains. All of which are an easy drive away. If you enjoy shopping, the local Lewiston Auburn area (10-15 min.) offers several department stores or take a drive to the LL Bean flagship store in Freeport and enjoy many factory outlets. Mechanic Falls is a cute picturesque New England town and it’s keystone to all points Maine, anytime of the year! You don’t have to travel for the simple pleasures of fun and relaxation with the indoor hot tub and 27 foot above ground pool which are both available seasonally from May through Labor Day weekend in September. Enjoy the quiet and peacefulness of small-town Maine with a coffee or drink of your choice on the outside deck or at the wet bar located in the large bonus family room. Guest access Guest will be provided a secure access code to enter the home. Self-check-in, no keys required. Main entrance from the side door. Front door is normally used as an exit. First floor includes the kitchen, dining room with a wood pellet stove fireplace, living room, bathroom, laundry and indoor hot tub. The second floor includes three bedrooms with queen beds and a central bathroom. A desk and office area is also available. The spacious third floor family room includes a half bath and wet bar. A fun area for family and friends to enjoy quality time together. The rear deck includes a screen porch, grilling area, dining area and sun deck. The heated above ground pool is available seasonally. Other areas include a two car garage, a back yard and stone fire pit. Other things to note HEATING & AIR CONDITIONING Between June-October, window air conditioners are installed in the living rooms and bedrooms. Ceiling fans are located in the bedrooms and a portable fan is also available. Central heat is available year-round but is usually used between October-May. For efficiency and comfort, we program the central warmth settings to 65 degrees during the winter months. A wood pellet stove is available to compliment and increase the indoor temperature above 65 degrees. For additional comfort, we rotate the bedding on the master bed to soft fleece sheets during the cooler months. You'll melt away in comfort with a dual zoned heated blanket. Each side of the master bed can be individually pre-heated and adjusted to your desired comfort. PARKING Parking is located on the left side of the building. During winter snowstorms, snow is plowed into the side yard to make space for parking. Please park in the garage during snowstorms or the driveway may not be plowed properly. Shovels. sand and snow melt buckets are located in the garage. Please use these items as needed. ENTRY Use the side/rear entrance to access the home. The rear deck sliding door is used as an exit to the pool deck and has no keypad access. The front entrance is not used frequently. NO SMOKING This is a non-smoker property! Smoking any product, including but not limited to cigarettes, vapes, cigars, pipes, cannabis or other products is not permitted in the building or on the property, which includes the exterior of the building or inside a parked vehicle. This policy should be shared with all guests and visitors. A violation will terminate stays immediately and a $600 fumigation and cleaning fee will be assessed to the registered guest. This house rule is strictly enforced for the enjoyment and comfort of all guests, especially guests with allergies. Cleaning is costly but we want refreshing clean air for all to enjoy. If you are a smoker, do not reserve this property. NO PETS (Friendly dogs welcomed) We love our pets like members of our own family. Unfortunately, we do not allow cats or other pets as we respect the well-being and health of all our guests. We clean thoroughly but it requires additional attention when pets enter the property. Please find a sitter and we appreciate your understanding. Dogs are welcomed and must be vaccinated, have tags and leashed when outside. Responsible dog owners must cleanup after their dogs. A small trash can is located near the garage for doggie poop bags during the summer and on the screened porch during the winter. MOVING FURNITURE To prevent damages or unintentional liability to yourself, we request that guests not move any furniture in the unit without permission. Please request your host for assistance before moving any items. Ignoring this house rule puts the guests at risk for injury or financially if furnishings are damaged and need to be repaired or replaced. For safety and peace of mind, please ask before taking the risk. CLEANING Our cleaning fee is based on a courteous guest (e.g., someone who cleans up after themselves, washes the dishes, puts used towels in the hamper or washer, leaves the place as they found it, etc.). This is NOT a hotel and if we discover an unreasonable mess post-checkout, a minimum charge of $100+ for cleaning will be assessed. If you find yourself in a rush or unable to clean up prior to checking out and would prefer to pay extra for the additional cleaning service, simply let us know. We will respectfully understand and your rating will not be subject to a poor review. POOL & SPA SAFETY A pool and hot tub safety guidelines and waiver will be sent by email. We ask you to send us a message with your email address so we can provide the information via DocuSign for review and approved signature. By booking this unit, you have read, understood, and agreed to all these house rules.
