Your own private Montana mountain ranch oasis. 33 acres of Rocky Mountain views, miles of well-maintained hiking trails on the property, and adjacent to BLM land—hike out the door to the Continental Divide trail. Serene and quiet, exceptional wildlife, yet directly off well maintained HWY279. Only 28mi to Helena, and 20min to the town of Lincoln. Great Divide ski area is a 15min drive. Work if you must in the dedicated office space using fiberoptic internet. Truly a one-of-a-kind experience. The space The home has 3 bedrooms: 1) Master Bedroom Loft-- there is a king bed, and attached there is a full bathroom with double sink vanity, shower and toilet. There is a large walk in closet and a smaller second closet. This loft is open and overlooks the main 'great room'. 2) On the main floor, off the 'great room' there is a second bedroom with a queen bed and closet. The hallway to this room has a bathroom with a toilet and claw tub bathtub, but not a shower. There is a sliding barn door to the hallway entrance to this wing so it can be private from the main room. 3) On the lower floor / walkout basement, there is a bedroom that has a queen bed and a single bed, in a bunk bed style such that the single bed is the top bunk. There is a dresser but not a closet in this room. There is a full bathroom with shower and toilet just off the bedroom but it is not fully attached. There are also two full couches, one in the main 'great room' that is oversized and another in the walk out basement extra den. If you provide us with enough lead time we may be able to arrange additional beds such as air mattresses. The property has incredible outdoor opportunities and places to relax including a porch/deck off the great room (that has a gas propane firepit as well as Webber propane grill). There is a wood burning firepit outside for use in the backyard (this is never to be unattended as wildfire risk is very real in this area). There are outside Adirondack chairs, a hammock and 33 acre of pristine Montana nature that is adjacent to public land-- you could walk out of the house for miles. There are old logging roads on the property and adjacent that are well groomed for trails. The kitchen has a gas stovetop range and electric oven with air fry mode. There are full cooking pans/utensils as well as serving plates/cups/silver wear/dishes. There are wine and beer glasses. There is a laundry room with a full sized washer and gas dryer that you are welcome to use as well as a washing sink/tub. There is a dedicated office space, there is a printer you are welcome to use. There is fast high speed buried fiberoptic internet with Wi-Fi. There is a full home gym with weights, treadmill, elliptical, 'power tower' and some yoga mats and accessories. There is AC (rare in Montana) and heat via 3 mini-splits. There is also backup heat from baseboard heaters as well as propane Rinnai heaters. There is a whole home backup Generac Generator in case of loss of power, but this has rarely been a problem. The driveway is relatively easily sloped for the area, however in snow or ice 4 wheel drive is definitely recommended. There are neighbors in a few homes nearby but the entire 33acres will be yours to enjoy. Other things to note Please contact us with any other questions, some FAQs: * Dogs may be considered but need permission first, please message us an inquiry. We do charge an additional pet fee. Any damage due to pets will be pursued by the owners so please do not consider bringing and pets that are poorly trained and do not leave them alone ever at the property. The property is NOT fenced for containing dogs. * Note that there is a $300 additional pet fee. Asking to bring pets AFTER you have already booked may require an additional fee to this, if accepted, as we will have to go back and change the booking. If you are wanting to bring a pet you need to indicate that on your initial booking request. * There are smart TVs (3)with YouTubeTV, Netflix, ESPN+ and Amazon Prime already logged in (if you pay for anything additional we will charge you but you are welcome to use everything that is free or already downloaded on those accounts). * There are multiple coffee options: 1) 'cafe affetto' espresso machine - takes beans (note beans can't be too greasy otherwise there will be difficulty grinding) 2) traditional drip coffee maker- takes beans and coffee filter 3) french press and a water kettle- takes beans * The WIFI is from buried fiber optic very fast. You will be given network and password a few days prior to your checkin. * There is a landline telephone if you need to call in or out. Verizon cell phones get service at the home, some other carriers do not get great service there. You can connect your phone to the wifi. * Upon booking you will receive a brief message confirming from us. A few days prior to booking you will receive a detailed message with check-in instructions, more detailed directions, etc. * If you book this property you in doing so consent to the following rental agreements: i) renters and guests are able to use the workout equipment at their own risk and waive any liability to the owner resulting from its use ii) renters and guests are able to use the bunk bed at their own risk and waive any liability to the owner resulting from its use iii) renters will follow rules with regard to no outdoor fires and no use of woodstove unless given advanced approval by owner
