Our home has easy access to the interstate to visit the mountains, go see a show at Red Rocks, or for college visits. We can't wait to host you! The space BEDROOMS: Three bedrooms, four total beds. There are three bedrooms upstairs and one bedroom downstairs. The largest bedroom upstairs includes two queen beds with separation for privacy. All beds are Queen size. BATHROOMS: Two spacious bathrooms, one upstairs and one downstairs. The upstairs bathroom has a tub/shower combo, perfect for kids or for relaxing. We supply a hair dryer, towels, body wash, shampoo, and conditioner. OUTDOOR SPACE: The kids and dogs can enjoy a large fenced in backyard for a worry-free relaxing time with the family. Enjoy outdoor dining under the covered patio, sit by the fire-pit, or grill up some BBQ. LIVING SPACES Enjoy two living room spaces, one upstairs and one in the lower level. Perfect for separation as needed. Smart TVs that allow you to easily log in to your favorite streaming service. GAME ROOM Dive into fun with a pool table and a second living room equipped with a smart TV. We also have giant Jenga, a bowling set, and backgammon. LOCATION: Our home is centrally located, making it a great choice for families visiting for sports tournaments, including soccer, softball, and wrestling, and more! We've also hosted guests exploring colleges in Denver and Boulder. Just down the street, you'll find a beautiful park perfect for the whole family to enjoy. We're a short drive from Olde Town Arvada, a lively main street with great restaurants, shops, and a fun atmosphere. Whether you're heading to a concert at Red Rocks, hiking in Boulder or Morrison, or in town for medical treatments, our location offers both convenience and comfort. PARKING: Enjoy the convenience of covered parking in the garage, 3 vehicles in the driveway, an RV parking spot, and free street parking is also available if needed. RV parking is available. Keyless touchpad entry at the front door. Other things to note SECURITY: There are two exterior ring camera (audio and video) installed at the front entrances of our home for 24/7 safety and security. If the Ring camera malfunctions during your stay, a maintenance person may arrive (with prior notice) to fix the device. PARTIES: NO parties are allowed on the property. NO events allowed, unless you have received prior approval from hosts. EXTRA GUESTS: Please refrain from bringing additional guests to sleep on the premises without prior permission or an updated reservation. Any additional visitors must be approved ahead of time and leave the property no later than midnight. QUIET HOURS: Quiet hours are between 10pm and 8am to respect our neighbors. This is highly enforced by local police. SMOKING: Smoking is STRICTLY prohibited indoors. This includes marijuana and cigarettes. Fines of $500 for smoking or marijuana use indoors will be imposed for violations. PETS: We offer a dog-friendly listing. We unfortunately cannot allow cats at this time. We allow up to 2 dogs of 50lb each, for $75 per pet per stay. At the moment of booking, if you add you bring pets, Airbnb will add the first charge to the booking total, and we will request any additional ones. Pets must be added to the reservation. If you want to bring more than 2 dogs or any over 50lb, please send us an inquiry, and we will approve on a case-to-case basis, at $150 per pet. TRASH: Trash bins can be brought out on Wednesdays and back in on Thursdays. SNOW: We do our best to swiftly shovel driveways when three inches or more of snow. MAINTENANCE: If maintenance needs to come by, they will not enter the home unless absolutely necessary. You will be informed in advance if their visit coincides with your stay and it will be scheduled at a time most convenient for you. TRIP INSURANCE: We maintain a cancellation policy and we do not make exceptions to our policy. We advise all guests to purchase trip insurance upon making the reservation. No exceptions will be made for any reason. DISCOUNTS We run last minute bookings, midweek specials and long stay discounts. ARRIVAL AND DEPARTURE TIMES: Please message us at least 24 hours ahead of time for info regarding guaranteed early check-ins late check outs. GUEST RENTAL AGREEMENT, SECURITY HOLD (Which is not a security deposit and is allowable on Airbnb), & ID VERIFICATION REQUIRED We are a family managed home, and we can't wait to host you. Since this is our home, we do require guests to complete a Guest Rental Agreement, ID verification, and Security Hold (which is not a security deposit and is allowable on Airbnb) in order to receive Arrival Instructions. Details of the Guest Rental Agreement can be found in the House Rules. CANCELATION POLICY: The cancelation policy, and how it will apply to your trip, will be clearly shown in the page “Confirm and Pay” prior to completing your reservation. We highly suggest you read the cancelation policy, which applies for both cancelations, and change of dates. In that same page you’ll have the option to add trip insurance, which we always recommend!
