Two extra comfy King beds and one full bed The best dog park in DFW (seriously) is a 3 min walk away and much more within daily walking distance Great friendly neighborhood vibes - old fashioned meets modern 10-20 min drive to downtown DFW airport, Dallas, Frisco, Plano and more! The space Very spacious 4 bedroom 2 bath home with an open and connected floorplan ~2200 sq ft home and 0.3 acre lot - two full baths, studio, and two large permanent dedicated workspaces. Sleeping spots: 2 King beds 1 Full Bed 1 Queen sofa couch (red chaise) 1 Chaise couch 1 Recliner couch My home is comfortable, practical and has everything you need. It will always have high quality paper towels and toilet paper (the small quality of life things) along with good coffee, snacks, etc (all free) because I actually live here and this isn't some tightly budgeted business. It has been thoroughly tested by me and friends living here for years. The house will be all yours though - make yourself at home! While in the backyard, you might forget for a minute that you are in the giant metroplex of DFW. It has a special vibe I think. It sounds dramatic but it's true. There are two huge old trees on the lot with squirrels and birds around. 3 bedrooms are available - two with King beds and both extremely comfortable - the master has a Purple mattress and it’s the best Office/bedroom has a new full size memory foam bed Two very comfy chaise sofas - the red suede one has a sleeper queen mattress inside One electric recliner couch that could also be a sleeping or nap spot The fourth bedroom is used for storage and locked PETS: Dogs are free but talk to me first to double check that I don’t need to take a deposit beforehand. This is only the case if your dog is untrained, a puppy, or known to chew things up. If there is damage without a deposit there will still be a charge from Airbnb or it can be worked out between us. Since pets are free, the expectation is that there won’t be any mess left by your pet. I’d prefer they don’t sleep on the beds or the couch but if they are clean or a non shedding breed it’s probably okay. If there is an excessive mess or obvious smells from pets or mud tracked in, there will be an extra cleaning charge. ***🐱*** I do have a cat that lives here/outside most of the time. Please read below but if this is a dealbreaker, let me know and she will stay elsewhere and the house will be free of cat dander regardless Her name is Mags and she's a sweetheart, but you can close the doggie door if you don't want her around. She’ll probably come if you call her. In general you don't need to worry about her or feeding her, and she is kept out of the bedrooms. I think most people will find her to be a nice little bonus. Kids love her and she loves everyone. She has convinced many people so far that cats aren’t so bad. Beware though, you or your kids might want a cat friend afterwards :) If you have minor allergies I think it will be fine. I was very allergic to cats as a kid and I have zero issues with her. She is small and clean with short hair. LOCATION The location is EXCELLENT. I am very lucky that the city of Farmers Branch built a dog park, sand volleyball courts, renovated gym, rose garden (beautiful in Spring), pickleball courts - all within easy walking distance ~5 min of the home. Even the new Joya Glow park and rose gardens you could walk or bike to easily There is a lovely 4 mile long green belt down the hill to the walking trails and waterway that runs through Farmers Branch and my neighborhood. It leads to the rose gardens and several parks. The neighborhood is quiet, safe, filled with old trees and nice people. It's an older modernized DFW neighborhood but with lovely homes. It’s near the wealthier part of Farmers Branch by the country club. Beyond walking, it’s a 10-20 min drive to downtown Dallas, Carrollton, Addison, Frisco, Las Colinas, and more. 25-30 min to Fort Worth and ~15 min away from DFW airport and Love field. This is why I bought the house originally and for the quaint neighborhood. It is right by 635 and 35 - two of the larger highways in Texas - but far enough that there is zero traffic or noise. Honestly, there is never traffic anywhere in Farmers Branch as far as I know. It’s an anomaly within DFW. The house is likely close to all the office and business hot spots if you are traveling for work. Is this a cookie cutter AirBnB house, or a flipped property run by a real estate business or big private equity fund? No, but it is extremely practical, functional, and I like the art and collection of things I've gathered here. It has gone from owner to owner since it was built and was never leased out or flipped. I think it’s cute but you can be the judge of that. It's certainly spacious and you will have a hard time finding a more open or larger floorplan anywhere near this house without costing much more. The bedrooms are all off to the side of the home and then the studio/living room, kitchen, TV room, dining area are all connected and open. It makes 75% of the house feel very spacious with several gathering areas with different vibes The TV room has 10 large windows and 2 skylights. Always sunny and bright with a nice view of the backyard trees and birds. All brand new bedding and towels (as of March 2024) High quality A/C and Heater -- A/C system replaced in 2024, no issues with the hot summers thanks to the shade from my big trees. The sun room could be toasty if you have all the blinds open. A huge office/studio/living room -- this is a converted garage and at times an art studio. My favorite room. My desk is in there with a keyboard, mouse, monitors and you are welcome to use these. I've provided cables but you would need your own laptop. High speed fiber, Wifi, 300M+ Great home for remote work. Two offices and options for about 4 large workspaces throughout the home Large kitchen, high height kitchen table & chairs, modern quality appliances (washer, dryer, fridge) Water filter is on the kitchen sink faucet (cold only) if you need filtered water For the coffee snobs - there are supplies for pour-overs, french press, high end burr grinder, normal coffee machine, and Keurig machine with free coffee pods for guests ENTERTAINMENT 60" TV with a free giant movie & TV show library -- (and Netflix too) Roku Plex app that can stream more or less any movie or TV series, little known secret. I'll have my friends’ shared library on there but you're free to request anything you'd like to watch. Just send me a message and it can be loaded on the TV in the next few hours usually Lots of board games including more complex ones, ask me for recommendations. If I am missing a common one that you want to play just ask me Big doggie door (can be covered) and flowing pet water fountain plus bowls The deck you will likely notice looks like it was hit with a cyclone of paint. My friends, family, and I have done a lot of splatter and freestyle painting here (flinging, pouring, whatever). It's very fun and I highly recommend it. No training or talent needed. I can provide some of the supplies but high quality paint for this isn't cheap if you want to paint something to take home on a canvas. Feel free to make a massive mess on the deck with the paint, that's half the fun. I'd recommend aiming at a canvas haha but do whatever sounds fun. I can promise you that you won't find another AirBnB that offers this :) *Ask me for more info, but it’s really fun and easy. It's therapeutic. Kids would love it too* Guest access A huge library of movies and TV shows Eclectic board game collection The deck - to try out splatter painting (or any kind) without worrying about making a mess Snacks, coffee, drinks are available too. If you need tools for some reason or everyday type items, just ask me and I can tell you where to find them. I probably have what you are looking for. Washer and dryer are available with supplies provided for free. There is one bedroom closed off that I use for storage since I do live in the home (not while you are there) One of the two closets in the master bedroom is also currently full of my stuff. The house is all yours and everything else is fair game, but please treat my things with care. Other things to note Farmers Branch Short Term Rental License#: STR2024-0015 There are two EV chargers at the rec center parking lot which is a 3 minute walk from the house. The backyard is fenced with a chainlink fence about 45" inches high. This is plenty for any dog I've seen. Gate is padlocked. My house shows up as in the "Amazing Pools" category. I didn't select this and I don't have a private pool. However, there is a great outdoor water park plus the natatorium/Aquatic center are about a 2 minute walk away on the same street. The outdoor water park is open during summer and it’s a lot of fun for families with kids. The natatorium as well is great for a different vibe.
