Introducing The Perch and Roost: a classic Maine cottage and separate cabin on Damariscotta Lake. Bring your own boat for prime fishing on this 14 mile long freshwater lake. Take in the sunset from the deck, relax in one of the hammocks, kayak and swim to your heart's content. Less than 3 miles from the center of town and walking distance to salt water, The Perch and Roost is the ideal lakefront getaway and home base for exploring the oyster capital of Maine and beautiful Mid-coast area. The space When you book this listing you will have access to (2) separate buildings, The Perch and the Roost, as described below. The Perch This quintessential Maine cottage is located downhill from the parking area and is accessible by an outdoor staircase with 21 steps. Built in the 1950's, the Perch is literally perched on the lakeshore overlooking the Lake. It has has been renovated and updated over the years to include a large foyer with clothing closet, full kitchen, full bath, two cozy bedrooms, an open concept dining and living area with French doors leading to a large deck with outdoor dining table for 4 and a Weber grill with complimentary propane. The kitchen is equipped for preparing large meals with a stocked pantry, full sized gas range and fridge, Bosch dishwasher, Breville toaster oven and coffee/tea station. One bedroom offers a new queen sized Beautyrest PressureSmart 2.0 11" mattress and the other bedroom offers a full/double sized Temper-Pedic mattress. Both bedrooms are equipped with in-window air conditioners June-September. Outside, guests have use of a hammock, a hammock chair, picnic table platform, wood burning fieldstone fire pit, kayaks and of course, the dock and Lake. The Roost This newer structure is located uphill from the parking area and was built to accommodate our extended family and guests as it will yours. The main entrance leads directly into a multipurpose room which includes an oversized shower stall, a tall toilet with heated seat, bathroom sink and stacked washer and dryer. While the Roost does not have an actual kitchenette it does have: a mini fridge, microwave, toaster oven, coffee station and basic supplies like a dish bin, dishes and flatware. This space has been perfect for guests who wish to prepare their own snacks and coffee but then cook and eat main meals in the Perch. The bedroom, adjacent to the bathroom offers a comfortable queen sized bed, ceiling fan, in-window air conditioner and propane Rinnai heater. A built-in vertical ladder from this space leads up to a sleeping loft with another comfortable full/double mattress on the floor suitable for agile adults, teens or older children. Just outside the Roost is an above ground wood burning fire pit with cooking grate, a propane tabletop griddle, picnic table and hammock. Guest access When you book this listing you will have use of entire property including both the cottage and cabin and a private dock suitable for boats up to 24' in length. Currently accepting bookings for 2025. Check in on Saturday, Sunday or Monday with a 5 day minimum stay. Please contact Host Elaina with questions or for shorter or special booking requests. Thanks! Other things to note Linens: All linens including beach towels are provided for your stay. For stays longer then 7 days: Cleaning occurs EVERY Saturday from 11am-2pm regardless of length of your stay. You’ll only pay one cleaning fee. Firewood: 2 firewood bundles are provided per booking and more are available for self serve purchase. Please refrain from cutting any trees on the property. Important Disclaimers: Insects and Poison Ivy: Maine is a popular destination for biting mosquitos and ants, black flies and other bugs - you will meet them during your stay. Brown tail moth season is primarily June and July and we do our best to remove any nests, however, the trees are very tall and 100% eradication is impossible. There is poison ivy growing in the cemetery behind the property and we do our best to keep it from growing around the cabin and cottage. Kids should not play along the stone wall behind the cabin or in the back half of the cemetery for this reason. Pine trees: The Maine State tree is the white pine and that’s what surrounds our cottage and cabin. While they are lovely, they naturally drop needles and a sticky substance called sap. We provide guests with a battery operated leaf blower to use for removing fallen pine needles and nail polish remover and cooking oils to remove sap. Sandals with treads while outside are recommended. Accessibility/Safety: The Perch and Roost are located on an incline. There are 21 outdoor steps to descend to reach the Perch's entrance from the parking area and a short but steep hill to navigate from the parking area to the Roost. Please refer to photos and consider your own physical limitations before booking. Bringing Your Own Boat? You may bring and dock your own motor boat (1 per booking, up to 22’). Kayaks and stand up paddle boards are welcome and encouraged. No jet skis are allowed. 2-3 kayaks are also provided for guest use as well as multiple lifejackets in adult and children's sizes.
