This Lakefront Farmhouse in Lake County, Illinois is a sanctuary just 45 minutes from the Northside of Chicago, close to everything and yet a world away. Come enjoy the finest in tranquil lakeside living for your next weekend break from the city, big family gathering, or special girlfriends' getaway. Recently updated yet still brimming with farmhouse charm, the lakehouse is gorgeous all year round. It has fast wifi, multiple decks, fire pit, fully stocked kitchen and baths, 3 smart TVs, central AC and heat, laundry, lakefront Boathouse party room, lake toys, yard games, gazebo, and everything else you need to be comfortable and create beautiful memories. There is a maximum capacity of 16 people in the house. (Need room for more? See note below "FOR EXTRA LARGE GROUPS") WHERE YOU'LL SLEEP With 7 comfy gel mattress beds in the house, you and your guests will choose from 5 bedrooms (see photos for layouts and bed sizes). Upstairs is the primary suite with king bed and attached full bath; this room is large enough to add your portable crib or playpen, as well. Upstairs also includes an additional full bath w/ tub and three more bedrooms. The fifth bedroom is in the finished basement, with a king bed that can be set up as two twin beds if needed. Note this basement bedroom is below the kitchen's original (and somewhat squeaky) farmhouse floors; so those wanting to sleep-in might want to opt instead for an upstairs bedroom. The 3rd full bath is also in the finished basement. Our flex spaces mean you can sleep 2 or more on our comfy, oversized sectional couches or (upon request) on 2 portable camp beds with air mattresses. FOR EXTRA LARGE GROUPS: In case you need still *more* options: for an additional $750/stay we offer a Bunkroom (no AC, no heat, no running water) above the detached garage with 3 full-sized gel mattress beds, 2 twin-sized gel mattress beds, and a full-sized pullout couch. The Bunkroom is the ideal add-on option for extra large groups looking for more than the number of gel mattress beds available in the main house. Note that you must climb stairs to access the Bunkroom and there are no closets. DINING AND GROCERIES Grill on the front deck, and enjoy our well appointed farmhouse kitchen including dishwasher, coffee maker, and Nutribullet blender. When it's time to eat, the main dining room table seats 10 with stunning lake views. The kitchen table seats 6 with table leaves, or head to the back deck dining table and eat outside. The walk in pantry and refrigerator offer lots of shelf space for your groceries. There is a grocery store on the corner as you come in, about 5 minutes driving or 20 minutes each way walking. The area also offers great local restaurants to eat out in town or get delivery and stay in. The house manual suggests all our favorites around town. BOATHOUSE PARTY ROOM From April through October, your rental incudes access to the Boathouse (with electricity but no running water, no AC, no heat). The Boathouse is down a steep hill from the main house and sits lakefront; it has a refrigerator, a table, chairs, foosball, patios, 2 kayaks, 1 row boat, 1 paddleboard, life jackets, old fishing rods, cornhole (or "bags" as we call the game in Chicago), croquet, a football, sidewalk chalk for kids to use outside on the patios, and more. HOT TUB RENTAL OPTION The hot tub is available to rent year round for an additional fee (see below). The service we use is "Chillntub", a local family-run business. Chillntub sets the hot tub on the terrace just outside the walkout basement, a spot that provides fabulous sunset views! THE LAKE The lake is a glacial lake with a private boat launch and little traffic. The middle of the lake gets to 25' deep, though the shallow lagoon makes it easy for launching kayak and paddleboard by our shoreline. The private pier is in April thru October, and you can fish off the pier in Spring, Summer and Fall. The water at the end of the pier is only about 4.5' deep, so *no diving*. In Winter, the lake freezes over for ice fishing. *Note* that lilypad and milfoil weed growth varies considerably by year and by season, and overgrowth has been heavy in 2024. We work with a management company to treat them and any other lakeweeds as best we can, while still following environmental rules and regulations. We also installed lake mats on the lake bottom that go along the sides of the pier to help cover weeds and lilies and help improve your enjoyment of the lake (watch your toes while walking in the lake as you might step on one of the lake mat steel frames.) Because our farmhouse is on over an acre of lakefront property, spiderwebs and pests are also part of the natural environment. We work with a professional pest company to regularly treat the property, yet nature sometimes wins out and occasional webs and pests are inevitable. Please feel free to use the bug sprays and citronella candles we leave for you, as well. AREA LAKES, BOATS, JET SKI RENTALS Our Guestbook shares options on nearby lakes within easy driving distance where you can rent jet skis, hydrobikes and Pontoons for the day or a few hours. With advanced notice you are also welcome to bring your own boat for use on our private lake, with our large pier as your own private boat slip (advanced notice required to arrange.) PET SAFETY Your dog is welcome with an additional fee. Dogs love the decks, lake and lakeshore--which is perfect for pups to run around in. Just remember there are no fences on property so when outside, keep your pet leashed for their safety and that of our neighbors. We also have dog gates you can use to let them run around on the back deck. Guest access We are flexible with check-in and checkout times and have smart locks for easy no contact entry. Some guests also appreciate the opportunity for an in person orientation to the property. The full length of our lakefront on the property will be yours alone to access, as well as the main house and (from April thru October) the Boathouse party room. You can park 4 vehicles in the paved driveway in front of the garage and (if needed) two more on our white gravel drive. The barn will be locked and not accessible during your stay, as will the garage unless you opt to add the Bunkroom above the garage to your rental (i.e. for an extra large group.) A few owners closets will also be locked. Other things to note *This is not a home for parties; but is ideal for large group gatherings and celebrations.* This is a quiet area on a private lake, perfect for families and groups of responsible adults to connect and make special lakefront memories. In addition to pontoon boats, you can rent Waverunners and Hydrobikes to use on nearby Fox Lake. Six Flags Great America is just 20 minutes down the road. College graduations in Chicago or Milwaukee are only an hour away. Graduations at the Great Lakes Naval Station are just 25 minutes away. Other local attractions include: Lake Villa Metra Station (commuter train to Chicago), 7 minutes; Antioch antiques and main street, 15 minutes; Wilmot Ski and Tubing Mountain, 25 minutes; and Lake Geneva, 40 minutes. RESPECT FOR NEIGHBORS Our neighbors on either side of us are lovely and have their own private piers and shoreline. Please respect their property and stay entirely within our very large shoreline and pier area and stay entirely off of and away from theirs. The boundary of our Lakefront is set off by two benches, one on the Northside and one on the Southside of our property line. THANK YOU! HOT TUB RENTAL OPTION The hot tub is available to rent year round through "Chillntub", a local family-run business, starting at $349 for a weekend + $150 heating fee or $399 for the week + $200 heating fee; additional options include the hot tub "surround" deck you see in our photos. You can check out their website for direct booking and to ensure availability on your dates. Or reach out to me, and we'll get you set up asap. Note: hot tub availability is *not* guaranteed until we confirm your dates directly with Chillntub and your deposit with them is paid. If rented, the hot tub will be heated and ready for use on Day 1 of your arrival. BOAT SLIP AND COMMUNITY BEACH If you'd like to bring your own boat and tie it up to our private pier, there is a private boat launch just two properties down. Please let us know if you plan to bring your boat, so we can meet you to unlock the launch gate; you can then back your trailer down the launch, set your boat in the lake from there, and then store your trailer in our white stone driveway during your stay. There is also a small community beach at the launch, as well.
