Take it easy and have some fun at this unique and tranquil property. Newly built, off-grid timber frame cabin on the edge of the Lamprey River. Peaceful in all seasons. Private - no houses in sight. Sandy beach access with canoes, paddle boards and kayaks. Fire pit and outdoor deck for dining with a view. Woodstove and games for the cozier months. Must be ok with using outhouse and solar shower. Adventure and unplug right here or venture out to surrounding towns for great restaurants and arts. The space Sleeps 4 people in loft (2 twin and 1 full mattress). And/or guests may use a full sized pull out futon downstairs. No more than 4 guests allowed. No pets please. *** "BATHROOM" FYI *** Guests must be ok with using the open-air outhouse (a pretty neat feature if you ask us!). See picture. The outhouse is oriented in a direction that is completely private so users are unseen. The bathing option is a solar shower bag or we supply biodegradable and phosphate-free soap for guests to use to wash in the river if desired, but please use sparingly for the sake of the river's health. This set-up means that bathing in the cooler months might be chilly. *** WOODSTOVE FYI *** The sole heat source is a wood stove, so please only book if you are comfortable operating it. We want you to be nice and cozy :) Our cabin is equipped with solar powered electricity and foot pump operated water, offering you a chance to truly get away from it all in an elevated glamping style! Parking for 3 cars max. Level 2 EV charging available if requested. No camping allowed (per town code). Note: Verizon's cell service down at the cabin is pretty dismal. WHAT YOU'LL FIND AT THE CABIN: - Bedding and extra blankets - 10 gallons of fresh filtered water for drinking, dishes and washing (more can be acquired at owners house if need be) - Kitchen table & seating - Heat source is a wood stove. Split wood, kindling, newspaper & matches provided. - First aid kit & fire extinguisher - 2 burner propane cooktop & plenty of fuel - No fridge, but we can supply a RTIC cooler with ice upon request. - Small Weber grill, charcoal and a charcoal chimney starter - Kettle - Wired in ceiling lights and 4 solar-powered luci lights (can be taken outside) - Dishes, cups, mugs, silverware, knives, cutting boards - Salt & pepper - Coffee french press and pour over setup with filters - Pots & cast iron pans, measuring cups, various sized serving bowls - Ladle, spatula, serving spoons, salad tongs, whisk, cork screw, can opener, peeler, grater - Marshmallow roasting sticks - Dish rack, dish soap, sponge - Pot holders, tea towels, napkins, paper towels, tissues, extra toilet paper - Broom, dustpan, snow shovel - Trash bags - Large clothes drying rack - Clothes line (outside) - Cards, games, puzzles (adult & child) - Coloring books (adult & child), colored pencils, markers - 4 adult life jackets - 2 paddle boards and paddles - 2 canoes and paddles - 1 adult kayak and paddle - 3 kid kayaks and paddles - Outside fire pit, beach chairs, firewood - Outside dining table and chairs - Outdoor outhouse with TP and hand sanitizer - Solar shower bag * Noting again that the shower option is a solar shower bag (5 gallons of water). It can be heated during the day and hung up and used in the privacy of the backside of the outhouse. We will supply biodegradable and phosphate-free soap for guests to use to wash in the river if desired, but please use sparingly for the sake of the river's health. BRING YOUR OWN: - Cooler with ice, or ask us and we will happily supply you with an RTIC cooler with ice (no fridge available) - Lifejackets for children and adult lifejackets if you prefer your own over the 4 provided - Non-motorized boats if you want additional boats than what we offer RECREATION & ATTRACTIONS: - Swim, canoe/paddleboard/kayak right from the property. The river is wide and navigable for about 1 hour upstream until you hit a sweet little island and some rapids. Our family's favorite thing to do is to paddle up to the island and get off on land for a picnic lunch. You can also paddle about 15 minutes and get off to walk the conserved nature trail network at Thompson Forest. You can also paddle about 5 minutes down river to the Wiswall Bridge. This is a popular swim hole. You'll likely encounter kids jumping off the bridge and swimming to a nearby rope swing for a thrill. Please do not go near the dam in boats. Adhere to all town postings when around the dam and bridge. - 7 minutes to downtown Durham & UNH. You must try out the Tideline Food Truck Park! Durham has a network of great conserved walking trails too. - 5 minutes to charming Newmarket (great food and live music options) - 25 minutes to Portsmouth (endless restaurants, shopping, galleries and shows) - 30 minutes to the beaches - 45 minutes to family friendly hikes - 1.5 hours to the White Mountains Guest access Enjoy the entire waterfront and cabin surroundings to yourself! Owner's house is a 5 minute walk or 2 minute drive away if need be. Other things to note * SAFETY NOTES * WATERFRONT: - Refer to house rules for assumption of waterfront risk. - The property has 4 U.S. Coast Guard approved adult lifejackets available. Guests must bring lifejackets for children. - Children / infants must be looked after at all times when near or in the water or when using boats. - Rope swing and rowboat are for owner use only. Do not use. - It is advised that guests do not go in/on the river between October-May, due to unsafe ice conditions or frigid water temps. WOOD STOVE: The sole heat source is the wood stove, so please only book if you are comfortable operating it. There is a safety guard for the wood stove and an extinguisher. LOFT: Use railings when going up and down the ladder. Use the safety gate at the top. FIRE PIT: Don't leave fire in fire pit unattended. Use provided water bucket to put out fire before going to bed or leaving the property. INSECTS: There is often a breeze down at the river which generally keeps mosquitoes away but there is bug spray and citronella candles supplied at the cabin. And as is the case in New England states, it is a good idea to do regular tick checks. There is a natural tick repellent supplied at the cabin if you wish to use it.
