This beautiful, historic 7,000sf home is the ideal spot for your reunion, retreat, or family get-together It offers 6 bedrooms with 14 beds (3K, 6Q, 5T) & 4 full baths. It has a beautiful Sunroom, 2 decks, giant Game Room (w/ sauna, exercise room & full bath), Great Room, pool & large hot tub. For fun, there are horses ATVs, snowmobiles, tree houses, ponds, canoes, huge barn w/ 3-D hay maze, axe throwing & more! A working 15 acre farm, we also have chickens, turkeys, ducks and a huge garden. The space SLEEPING CAPACITY: On the 2nd FLOOR there are two, multi-room suites, each with its own full bathroom, and a master bedroom with large private bath across the hallway. The COLONIAL SUITE dates back to 1778 and has : one bedroom with a king bed: The second room has 2 Twin, 1 pullout couch (twin-size), and 2 Queen beds. These two rooms share a Full bathroom with tub. The Kids' Room has a loft with 2 twin beds that is well-loved by older kids, while younger kids love the closet full of toys. The King Room has a full coffee station and there is a mini-fridge in the foyer. The ADVENTURE SUITE, built in 2016, is similar in size to the Colonial suite with one large bedroom having a King Bed, and an adjoining room with 2 Queen Beds, and 2 twin bunks beds. These two rooms share a full bath that includes a shower & toilet in a separate room and two vanities in the front half of the bath. The foyer to the suite has a coffee station, mini-fridge, and a door that shuts the whole suite off from the rest of the house. Finally there is the MASTER BEDROOM, built in 2005. It features a large bedroom with a King Bed, and across the hallway, a large luxurious bathroom. The bathroom includes a 2-person jacuzzi soaking tub, large tiled shower, a walkout balcony, and a luxurious double-vanity. Other rooms down the hall include an office area with desk, and "The Orange Room”, a sitting area/library with coffee station and mini-fridge. On the top floor is the BIRDS NEST. It is one large, open area with a Queen Bed and a pull-out couch (queen size). The room features a large outside deck, some 35 feet about the pool, overlooking most of the farm. Six glass doors separate the deck from the room. TOTAL SLEEPING CAPACITY is 23 (assuming Queen and King beds sleep two) There are two inflatable mattresses that may be used in the King Bed rooms or the top floor. These are not included in the sleeping capacity, however. THE COMMON SPACES: The common spaces include a lovely and large SUNROOM overlooking the pool--the perfect spot for morning coffee. The GREAT ROOM has a large TV, an adjacent CARD ROOM with toys and board games. And there is a SECRET ROOM for kids. The house has a full-sized, well equipped KITCHEN including a large walk in pantry, with a large variety of fresh spices and condiments. A favorite guest feature is the brick fireplace with a large couch in front. Downstairs is our World Famous GAME ROOM where guests have spent abundant time playing Air Hockey, Ping Pong, Basketball, Boxing, Foosball, Darts,, Skeeball, and using the Pool Table. There is also a Skeech table--a unique and addictive form of shuffleboard using steel balls. The Game Room is large enough to offer a full-size Corn Hole setup and a full bathroom with 4-person sauna. And to top it off, we have an historic, architectural marvel built into the floor, which we guarantee you've never seen before. Next to the Game Room is an Exercise Room with weights, treadmill, and Stair Master. Outside, we have two large Decks, the front deck overlooking pastures and the other one perched above the beautiful pool. Each has a grill and full set of furniture. The Farm offers a host of activities and things to do--50 in fact. To warm up, indulge in complimentary beverages such as hot chocolate and coffee, or relax in our year-round hot tub. For those looking for a beginner-friendly skiing experience, the snow tubing area at McIntyre is just a 20-minute drive away. Additionally, there are skiing areas within a day's travel up North for more experienced enthusiasts! RIDING: We have had our two horses for ten years and before that they were show horses in Vermont, trained in jumping, dressage and trail rides.We offer use of the horses for $25/hr per horse including setup time. That includes when needed a basic lesson or perhaps special handling for younger kids. We give informal lessons on how to saddle up your horse, as well. We have a number of trails on the property, a sand riding ring, and experienced riders can ride into 10,000 acre Bear Brook park just up the road a bit. We also have an ATV trail network on the property. Some trails have quite challenging terrain including water crossings and rock climbs but also tame terrain, as well. ATV riding is offered at $25/hour per ATV with free gas. (At the moment we have three ATVs.) This summer, we will be offering the more adventurous trips across town where we can trailer the ATVs and use them on 260 acres we own that have a number of trails. Contact us for details. Finally, we have a fleet of some 7-8 bicycles of all sizes. You are welcome to find one that fits and use it. LOUNGING: You may use the pool, hot tub, and sauna whenever you'd like. While we like things quiet after 10 pm, you are welcome to use the pool and hot tub under our awesome spots and in-pool colored lights. There is also a nice fire pit close to the pool. We also have a nice rocking chair attached to our lake-treehouse--perfect for exploring! FARMING: We have laying chickens, meat chickens, turkeys, and ducks on the Farm. You are free to interact with them, including feeding them. And the horses are always up for a snack and some brushing if interested. We also have a large garden growing over 30 different plants. You are welcome to pick after an orientation and take a basket home! We also have homemade maple syrup up for grabs, and can even teach the process and do live tapping. EXPLORING: There are two large ponds and two smaller ponds on the property. You may take out the canoes, kayaks, and paddle boat out whenever you want. The larger pond in back has a large beaver house you can get to by canoe. The largest pond, a bit under an acre, is just behind the barn. It is spring-fed and has a stone dock, diving rock, and an anchored raft. There is a two story tree house that look over the larger pond (kids may wish to camp out in). It has a slide into the water and a "Indiana jones style" swinging rope bride. Enter if you dare... Near the tree house is also a large trampoline! LEARNING: We have found many guests want to learn about a variety of things. We give garden tours, help set up target shooting, and show qualified folks how to use chain saws and split wood. Some teenage guests have actually taken charge of all the animal care while they were here. Probably the most activity is the chicken slaughter. We teach people how to do this efficiently and get it to the kitchen. Along the way, we've gathered up some great recipes! We waiting for someone this fall who might like to do some canning, make jelly, or use our antique apple cider mill, which makes gallons of cider out of a bushel basket of apples! Other things to note ADDITIONAL FEES: GUESTS ABOVE 16-- For guests above 8 people, we charge an additional $35 per guest per night. This fee is incorporated into the quoted cost that you receive from Airbnb. For some reason, Airbnb does not compute this fee above 16 guests. Therefore, if you have over 16 guests coming, the extra guest charge can be handled via credit card, cash, check, or Airbnb's Resolution Center. EXTRA PETS-- We have a $60/pet per stay fee. Airbnb's algorithm, however, does not work if more than one pet arrives. Therefore . we can handle extra pet fees via credit card, cash, etc. PAID-FOR ACTIVITIES-- Almost all the activities on the farm are free, however, we do charge for a few in order to defray costs associated with those activities. These fees are as follows: Horseback Riding : $25/hr per horse ATV: $25/hr per ATV Snowmobiling: $25/hr per machine Target Shooting: $20 per 100 rounds (.22 calibre rifle) Again, payment can be via credit card, cash, check, or the Resolution Center on Airbnb. HORSEBACK RIDING GEAR: Please bring with you a pair of blue jeans for riding. We reserve the right to limit the weight on the horses to 200 lbs. SIGNED WAIVER REQUIRED FOR ALL GUESTS ON PREMISES Due to the nature of activities available, and the farm animals on site, we require all guests to sign a safety waiver upon arrival to the property. INTERACTION WITH GUESTS-- While this is a whole house rental, the on-site host has a charming, single bedroom owners apartment conveniently attached to the home, equipped with a full kitchen, and its own private entrance. This ensures guests their privacy, with the convenience of someone on-site to assist with with farm, ATV’s, snowmobiles, etc.
