Enjoy a secluded week or weekend in this classic farmhouse, surrounded by fields. Guests who sign a liability waiver can also have access to our private sandy beach on the Rappahannock River, just down the road. In the winter, cozy up to the wood stoves. The house has central A/C and a kitchen stocked with everything you might want for an elaborate meal. The space This farmhouse has been part of our family's farm—Bushy Park Farm, formerly a working dairy farm—for the better part of a century, but this is the first time we've set it up for ourselves and our guests. We hope you like it as much as we do! Sit on the back deck and listen to the birds as you look out over the fields. Make an elaborate dinner and serve it on china with cloth napkins in the formal dining room, or grill burgers out on the deck. We've got a few books and toys and a pac n play (BYO sheets for it) for kids. The hardwood stairs to the second floor are beautiful but a bit steep, as is typical of houses of the era. Just down the road is the main entrance to the former dairy farm, and if you sign a waiver promising to stay away from all the old farm buildings and silos and such, we'll give you permission to open the gate and drive through the old dirt roads at the farm to the path that leads to our mile of private, sandy beach. (About 2.5 miles from the farmhouse; takes about 10 minutes since you have to drive so slowly.) Some local boaters ignore the "no trespassing" signs on our beach, especially on weekends and holidays, and a handful of neighbors and friends have our permission to use the beach. But most times, and especially mid-week, you will likely have the whole beach to yourself. There's a boat ramp nearby (and plenty of space in the yard to park your boat trailer) and many marinas, one good hipster restaurant and plenty of places to get you some hush puppies and crab cakes. :).There are some cute small towns nearby, like Urbanna and White Stone, but the main attraction is the rural environment and of course the wide tidal Rappahannock river. We have redone the farmhouse completely, inside and out, including new heating and central A/C and a new tin roof. The landscaping is still "country," the shed is quite rustic and ramshackle (though filled with beach chairs, a baby pool, a badminton setup, and more), but we think it's hard to beat being able to look out over acres of corn and wheat rustling in the wind! The farmer who rents our fields depends on the crops for his livelihood, so we ask that guests stay within the 2.2 acre house lot, and leave the trampling of the fields to the deer. We've tried to furnish it with everything you might want, because we want it too: two pillows for each person; comforters; a blow dryer; a gas grill; microwave; toaster; a portable dishwasher that hooks up to the sink; martini, wine, and margarita glasses; an array of herbs and spices; even a gravy boat! No loud parties, please (sound carries over the fields to our one neighbor and we don't want damage to our newly renovated home). We have expensive but slow satellite wifi, but cell service, at least for AT&T, is excellent. Please note that we cannot accommodate events such as wedding receptions or other such events. We are neither staffed nor priced for it. Also, we love animals, but for many reasons we cannot allow pets, not even your totally angelic one. We'll be happy to recommend a local kennel. Also, it’s an antique house with upholstered furniture and only one shower. It is not suited for work crews unless the work doesn’t involve getting dirty or unless everyone’s willing to stand around and not sit on furniture while in line for the one shower. Please don’t send a booking request asking if you can bend one of these rules. If you must ask, please send the question without a booking request or contact Bushy Park Farm directly so we that don’t have to formally decline you, which negatively affects our rating. An important note: We’ve heard from friends of friends that they have been discriminated against as vacation renters based on race. So we want to make it very clear that we warmly welcome guests of any race, religion, ethnicity, sexual orientation, or gender identity. We simply want you to enjoy our home and treat it with care! Guest access Guests have access to the house and yard, and can pull beach chairs and sand toys out of our VERY rustic shed. Guests who sign a liability waiver also have access to our mile of private beach. We ask that guests stay out of the fields, as the farmer depends on his crops! Other things to note It’s the country! Or as Richmonders call it, “The Rivah.” If you are looking for nightlife and culture, this isn’t your place. If you’re looking for peace, quiet, birdsongs, and dragonflies, welcome home. Also, the dirt road road on the farm is very country, too—it’s bumpy and best driven slooowly unless you’re in a Jeep. Depending on the time of the year and the vagaries of the bay, the river may have some jellyfish. Do your best to steer clear!
