The 3rd bedroom has a new bed settee and desk, which could be used as a chill out room or away from home office space - Desk, Chair and Monitors provided! Newly installed en-suite shower room and separate shower room both with shaver sockets and heated towel rails. The kitchen is new with all mod cons, and a breakfast bar with a view! Toaster/kettle/microwave/coffee machine/plates/cups/glasses/dishwasher/tea & coffee & milk Plenty of storage room for luggage and coats & shoes. Set in a beautiful private estate with well-kept lawns, mature gardens, woodlands and a small Lochan with ducks to enjoy a nice walk right on the doorstep. NOTES As the flat is located on the 2nd floor, with an open balcony it may be unsuitable for those with young children from a safely aspect – however both sets of patio doors can be locked. The access is via stairs to the 2nd floor and there is no lift, so please consider before booking. Smoking is allowed, but ONLY outside on the balcony, with patio doors closed. All cigarettes to be disposed of in sand pot – under no circumstances smoking outside main front door. We have strict policy on smoking indoors and out of windows, and evidence of this will incur a £200 soiling charge. Whilst we are dog friendly, we would ask you respectfully keep mucky paws off furniture and beds please!
