This multi-room listing is for Rooms in our historic, 1873 Italianate brick farmhouse on 28 acres which beckons for guests to come and enjoy it's charm. This fully restored home features 13' ceilings, original hardwood floors with 4 bedrooms featuring 5 beds and 3 bathrooms for your stay. There is no access to our kitchen. We will still be in the house and on the grounds, so if you are looking for a private, whole home rental, this is not it. Our master suite is available for an additional fee. The space This is a listing for all the guest rooms in our B&B. It includes the Queen's Chamber, the Kids Room, the Guest Room, the Spare room and limited kitchen access. You will be the only guests in the house, however we will still be in the house on a limited bases and on the grounds Kitchen- Being a licensed Bed and Breakfast, the Health Department restricts cooking in the kitchen. You are welcome to use it to eat previously prepared food (pizza delivered, food purchased at a restaurant and brought to the home, etc) or food not needing to be cooked (cereal, bagels, fruit, etc) Please let us know your plans, so we can plan around you. The Queen’s Chamber- This is a large bedroom on the second floor that shares a bathroom with the Kids’ Room. It has a queen bed with windows facing east and south. Please note that to access the Queens Chamber, you must pass through the Kids Room. The Kids’ Room- This upstairs large room has two 3/4 beds and shares a bathroom with the Queen’s Chamber. The 3/4 antique beds are not quite a full size bed but bigger than a twin at 45 inches wide and only 6 foot long. Both beds have a memory foam mattress. This room has windows facing south and west. Please note that to access the Queen's Chamber, you must pass through the Kids Room. The Upstairs Bath- This bathroom has a clawfoot tub and a clawfoot shower to relax and renew. This bathroom is shared by the Queen's Chamber and the Kids' Room The Guest Room- This large first floor bedroom comes with an en suite bathroom that includes a walk-in shower, toilet and sink. There is a full bed, dresser and rocking chair with windows that face the west and south. The Spare Room- This room on the first floor is only rented as part of the whole house. It has an en suite bathroom that includes a walk-in shower, toilet and sink. There is a full size bed. Breakfast can be prepared for an additional $10 per person depending on the hosts' schedule. Please inquire. Our bedroom and bath will still be occupied by us, but is available to rent as an additional rental. Please inquire. It is called the Servants' Quarters on our listings Guest access In addition to the bedrooms, within the house guests will have access to the dining room, screened in porch and living room. Outside, the grounds are available for use. Laundry is available upon request. Kitchen use is limited to some fridge space for storage, microwave and toaster. During your stay We will interact with the guests as much as time allows and you desire. We love to chat about our home and adventures and hope to hear about yours. Other things to note Pets are allowed. There is a $20 pet fee that needs to be paid with your reservation. Please notify us through Airbnb, and we will send a request for the additional fee. This home is a loving work in process. After purchasing the home in October 2014, there always seems to be something more to do, another project to tackle. Our property is a working homestead, so there are inherit risks of agritourism activities. In accordance with Indiana State Law, we will be collecting a 7% IN Sales Tax and 3% Innkeepers Tax on all reservations.
