Perfect for a R&R getaway ~ Welcome to our cozy 1400 sq. ft. lakefront home in Powhatan! This 3-bedroom, 2 bath home sleeps 6. It sits directly on an 80-acre private lake in the well-established/historic neighborhood of Lake Shawnee. Enjoy fishing off the private dock, sunbathing, kayaking, swimming, grilling, and chilling around the firepit. The large furnished covered porch overlooks the lake and is the perfect spot to enjoy your morning coffee or a cocktail in the evening (or also morning!). The space This home is a perfect Oasis! Each room is thoughtfully decorated and designed to be a home away from home. The kitchen is fully stocked and you will experience all of the conveniences of home! There is an Alexa dot speaker, fully stocked kitchen, cozy living room with 50-inch Smart T.V. with streaming capabilities. In addition, each bedroom is equipped with a Smart T.V. The house is equipped with WiFi and although there is not a designated work desk, you can connect from any room in the house or even better yet, on the back porch overlooking the lake. Our hope is that you can disconnect and enjoy the beautiful scenery. This house is also great as a fall and winter vacation spot! The covered patio and fire pit all make for a very cozy and warm getaway when it is cold out. The house is within a short walking distance (1/4 mile) of a small private beach with play area for kids. There is a boat ramp very close by (just on the opposite side of the lake) and small Jon boats are allowed; however, NO gas motors of any kind are allowed. You must let us know if you are bringing a boat and need access to the ramp during your stay. We have kayaks, a canoe and a paddle boat on the property for your use. Please bring life jackets if needed, we DO NOT provide life jackets. We also recommend you bring some lake/water shoes, and suggest all guests use them anywhere outside. We also have fishing poles that our guests are welcome to use and a small tackle box with some artificial bait and minimal tackle. There are stores near by that carry live bait and additional tackle if you like. Keep an eye out for deer, turtles, eagles, hummingbirds, blue herons, and other assorted waterfowl. HOUSE RULES: Breaking the following rules will result in IMMEDIATE REMOVAL with NO REFUND. Absolutely NO SMOKING is allowed on the property. NO PETS are allowed PLEASE NO SHOES in the bedrooms - which are newly carpeted areas. NO PARTIES, GATHERINGS beyond booked guests and/or unruly loud behavior are allowed, especially after dark. The maximum number of individuals occupying the premises at any time must not exceed the number stated in your reservation. Visitors must be pre-approved by host. NO LOUD MUSIC and/or NOISE - Quiet Hours: 10:00 p.m. - 7:00 a.m. (no exceptions). Sounds from the house/yard must not be audible beyond the boundaries of the property. * Residential - Please be mindful of our Neighbors. All guests agree to abide by the HOA Rules which are posted in the home. Unplugging and/or tampering with Ring security cameras or Wi-Fi router is strictly prohibited. No Firearms / No Hunting / No Trapping No 3rd party bookings are allowed. The person that books must be present at check in and during the duration of the stay. Checkout & PITA Stuff/Fees: Below are the checkout steps necessary at the end of your stay. ** If leaving a home as nice as you entered it is not for you, please look elsewhere. You will be charged $15 per item not completed and will be sent an additional fee request after your check-out. The fees cover the time and resource needed to fix the issue. Specific damages will be assessed for parts and labor and be sent separately with photo evidence for review. * Checkout time is 11:00 a.m. * Place house trash bags into large container on outside of house. If for some reason this is not enough for your stay, please purchase and use a large thick trash bag for any additional trash and place beside can outside. * Collect used towels and place them in bathtubs. * Clean out refrigerator. * Wash all dishes, run dishwasher, and return all kitchenware to original locations. * Walk property and check for personal items or anything out of place. * Log out of any streaming services you signed into. * There will be a $25.00 charge for any missing remotes. * Please replace all furniture and amenities back to original place. Couches, kayaks, paddle boat, outdoor furniture, etc. * Turn off all lights, appliances, TVs etc. * Close and lock all windows.
